Development Plan Review Application
Beginning on March 15, 2011 Poudre Fire Authority will begin charging fees to review plans for proposed construction
development The development review process begins when an applicant submits plans to the appropriate municipal or
county building department and occurs prior to the issuance of a building permit
Fees range from $250 to $50, depending on the scope of the project.
Development review fees will recover the cost of reviewing submitted site plans, utility plans, landscape plans, property plats,
etc., that are necessary to develop a structure, property or subdivision. Plans are reviewed to ensure compliance to the fire
code, Fire Prevention Bureau policies and national standards related to emergency vehicle access, firefighting water supply
and property addressing.
Fire Prevention is on the first floor of the Poudre Fire Authority Administration, located at the comer of Remington Street and
Mountain Avenue. Fire Prevention also accepts Digital Plans in a Adobe PDF format. Digital plans can be uploaded as part of
this application. Due to the size limit of 1 MB, we prefer that plans be as a ZIP file. The Development Plan Review Application
must be included with your submittal if by mail, in person or by email.
Implementing development review fees is a continuation of exploring areas where reasonable fees can be clearly linked to
services provided to customers. Building officials in the City of Fort Collins, Town of Timnath and Larimer County have
charged review fees during the development process for many years.

staff. Any item waived must be dated and initialed by a planner with the City of Fort Collins
Communitv Development and Neighborhood Services Department.

(2) lists typed on mailing labels (33 names per sheet) and the other list on a reproducible copy of those

Statement of planning objectives (31 copies).
l Copy of applicable conceptual letter and response letter explaining how issues have been addressed (31
copies)

When a development project involves a change of use for a
building, the charge per square foot shall apply to the portion of
the overall building size for which the change of use is proposed,
provided that the new use generates more traffic than the existing
use, as determined by the current Institute of Transportation
Engineers Trip Generation. If the new use does not generate more
traffic than the existing use then the charge per square foot for
shall apply only to the net additional building size (if any).
These fees do not include the cost of filing fees for the recording of
the Development Agreement. When a Development Agreement or
Amendment Agreement is entered into the Developer shall be
responsible for the cost of recording the document. Said filing fees
shall be calculated and provided when the signed document is
returned to the City for signatures and filing.
