Sox 580 For Fort Collins,li CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/currentptanning October 3, 2011 Dear Resident or Property'Owner: On Monday, October 17, 2011, from 6:00 p.m.-7:30 p.m. at Mountain View Community Church, 328 Remington Street, the City of Fort Collins Current Planning Department will conduct a development review informational meeting to discuss the development review process as it relates to a potential multifamily development at 705-715 Remington Street. As currently proposed, the project consists of demolishing three existing single family homes located at 705-715 Remington Street and replacing them with a 3 to 4 story student apartment building. The applicant indicated around 44 units, with a mix of 1, 2 and 3 bedrooms, although that number may change. Moreover, while a development plan has not yet been formally submitted to the City, the Applicant has informed us that they are considering including an on - site parking structure. The development review process informational meeting will be the first of multiple neighborhood meetings. The Current Planning Department will conduct this first meeting on October 17th without the applicant present in order to devote time to informing residents about the City's process regarding development review, how City Staff evaluates projects based upon the established criteria in the Fort Collins Land Use Code and answer questions about the City's role regarding this future development proposal. More information about the City's development review process can be found at,hftp://www.fcqov.com/drq/introduction.php - A second-rieighb�orhfod-meeting is tentatively-scheduled""for-November-7t" The "applicant -will - -- -- attend this meeting and sketch plans of the project will be presented to the neighborhood at that time. At the second meeting, there will be an opportunity to ask the developer questions and express concerns about or support for the project as proposed. You will receive another letter from me, before November 7th, regarding the specifics of the second neighborhood meeting. If the project continues to move forward, you will have yet another opportunity to provide input at a public hearing, at which time you will receive a similar notification via mail regarding the date, time and place of the public hearing. The list of affected property owners for this neighborhood meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this (and future) meetings so all may have the opportunity to attend. Thank you for your time and participation in the planning process.
