Subject: Remington Annex Project Submitted
Dear Remington Neighbors,
I wanted to inform everyone who came to the neighborhood meeting that the Remington Annex
project was formally submitted on December 16, 2011 to the Community Development and
Neighborhood Services Department. You will see a green development review sign posted on the
property within the next few days. That sign simply tells you that the applicant has formally submitted
their project to the City.
Since this is a very large submittal, it is impossible to send via e-mail. However, I have made it
available on our "File Transfer Protocol" (FTP) site for you to download. The instructions to access
the FTP site are as follows:
1) From you computer: click on your start menu and select the "run" option. (lower left hand side)
2) Copy the text:
explorer.exe ftp://gw-download:ven53dor@ns2.fcgov.com/
and paste this text into the "Run" window's text box.
3) Click the OK button
4) Click on the folder "Development Review — Don't delete (near top)
5) Click on the folder "Remington project" The submittal will be inside the submittal folder. There
should be 13 files total.
If you are having technical issues, one common error is with your web browser. If you use internet
explorer, click on tools, then options, then the advanced tab. Ensure the "Enable FTP folder view
(outside internet explorer)" box is checked.
Please don't hesitate to contact me with any questions or concerns. Our 1st round of internal staff
review for the project is scheduled for January 4, 2011. Additionally, I may have inadvertently missed
some neighbors that signed in to the neighborhood meeting with this e-mail. Please feel free to pass
this information on to those parties.

Thanks for the information, Courtney. We have some questions that didn't get answered at the
original meeting — can you clarify?
1. The building looks to be approximately 27,000 sf with 42 apartments — what is the maximum
occupancy considering the "3 unrelated rule" and fire code? The developers stated that there are
currently 17 residents in their 3 existing rental homes (3 or 4 plex units) on these properties.
2. How would maximum occupancy compliance be monitored?
3. 3 more homes on this block are for sale — will the proposed zoning changes (if approved)
mean that all buildings may now be eligible for high density conversions?
4. The development total sf with parking structures is approx. 48,000 sf with a lot size of just
under 20,000 sf. How does that comply with development codes for developed space in relation to
lot size?
When is the Planning and Zoning meeting scheduled for this review and can we receive e-mail
confirmation of the meeting time and place?
