Parking Garage Appearance
Improvement and Noise Mitigation

Our Requests
We ask for a re -design of the North face of the
parking garage, which incorporates standoff windows
that will serve to mitigate noise, improve the
appearance of the complex, and prevent beer bottles
from being thrown from the upper stories of the
complex.
• Anew tree plan with an increased buffer zone width
so that the developer is in compliance with 3.2.1c.
• We want a win -win situation and believe the
developer can make these small changes to enable
compatibility with the existing neighborhood.

Trees Cannot Grow
• The current plan is wholly
inadequate and not
consistent with 3.2.1c. We
ask the Director to not
approve until a suitable
Tree Protection Plan is put
forth by the developer.
The Buffer Zone should be
increased to 15 Feet from
8.5 Feet to allow space for
these trees to mature.
• Quit trying to crowd the
property line to maximize
profits at the expense of
existing neighbors.
In
Plan only allows 5 feet for a trees
with 7.5 to 15 foot radii. Per Tim
Buchanan, city arborist, this
would slow growth and create a
very challenging environment for
the root structure long term.
Other Known Issues
— Complex Will Cause a Permanent Shadow Over
the Sunstone Condos All Winter Long
• Icy, unsafe enviornment for existing residents after first
snow
• Will developer help to defray snow removal costs?
— 400+ Car Parking Garages Are NOISY:
• Squealing Tires
• Car alarms going off at all hours of the night
• Flying Beer Bottles/Trash

Problem With Existing Tree Protection
Plan
• Developer Only Gives 8.5 Feet on North Face
of property, which is not enough space for
trees to reach maturity
• Crimson Spire Oak( Feet)
• Corinthian Linden ( "eet)
• European Fastigiata ('0-30 Feet)
• Swedish Columnar Aspen
— Not tolerant of low light conditions

The current plan gives about 5 Feet.
European Fastigiata needs more!
And it needs good sun exposure.
