sort. Was this a public meeting and should we have been informed?
As you may remember we expressed serious concern about the height and proximity of these structures to the
Sunstone property line and believe this development (as proposed) will have a negative impact on our property
values, will increase our costs for snow removal and heating due to the parking lot and units being in the shade
from September to March, will create unsafe conditions due to ice buildup on parking lot, driveways, sidewalks,
and stairs, and will generally impact the resident's quality of life due to current views being replaced by these
towering structures.
To put this in perspective, our front sidewalk is 61' from the south property line, the average person's stride is
2.5', so the 64' parking structure and 53' residential units will only be 25 steps from our front sidewalk and doors.
Not a pleasant thought.
The attached table shows the shadow lengths at 12 noon on particular dates. You can see that the shadows will
overwhelm our property for much of the winter.
This development is not compatible with the adjacent, existing developments and will have a negative impact on
the people living there. It should not be approved by the City.
Please let us know what the next steps are and what is the best way to stay informed about the project progress
and meetings.

Hi Tam,
To answer your question about the notes, you were a few hours ahead of me... I just sent them out a few
seconds ago. Please let me know if you did not receive them for some reason.
There was a meeting on -site between the applicant's landscape architect and the City Forester this week. I
tagged along to hear their thoughts as well as get some site pictures. This was a working meeting and something
we would have notified the public of. The City Forester was evaluating the trees on the site. I did not stay for the
entire site visit and have not heard from him what his overall thoughts were yet.
Thank you for the shadow study, I will take a closer look at it tomorrow. I will save your comments, keep them in
the project file and provide them to the ultimate decision maker if this project proceeds to that stage.
The next step would be formal Project Development Plan submittal to the City. So far we have only had
conceptual level discussions with the applicant. Please do keep in touch with me to check in on the progress of
this project. I do not have any idea when the potential applicants will submit, it could be in a month or 6 months.
Feel free to give me a call or a follow up email to chat about the development review process or specifics of this
project, though at this point I do not know much more than what was presented at the neighborhood meeting. I
will know a lot more if they formally submit to the City.

I am Tim Dudley. My wife and I are the owners of Unit C331 in the Sunstone Condos which are directly to the
north of the proposed project and we attended the neighborhood information meeting held on August 31st.
Are the minutes and notes from that meeting going to be sent out to the attendees or are they posted on the City
