Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. comlldevelopmentreview On Tuesday, June 12, 2011 from 5:30 p.m. to 7:30 p.m., at 215 North Mason Street in the Community Room, the City of Fort Collins Planning Department will conduct a neighborhood meeting to discuss a development proposal in your area. The proposed project, with a proposed name "Pateros Creek," is located on the east side of Wood Street, approximately '% mile east of North Shields Street and was formerly the site of the Bender Mobile Home Park. The parcel is 17.34 acres in size, and the applicant is proposing to cluster 41 single-family residential units on half of the property and the remaining portion of the site will be preserved as open space including a buffer to the Poudre River. In addition, a community garden and central green are proposed within the site plan. The primary access for this project will be from Wood Street, please see the enclosed vicinity map. The property is currently being annexed into the City with a proposed zoning of Urban -Estate in accordance with the Northwest Subarea Plan. The proposed use is Clustered Residential and is subject to review by the Planning and Zoning Board. The applicants are requesting one modification to the Article 4 Zone District Standards (Section 4.2(E)(2)(c)) regarding density standards. City staff considers your input regarding this project as an important part of the development review process. At the neighborhood meeting, the applicant will be present to discuss their proposal and City staff will be present to answer questions about the City's Land Use Code and the regulations relating to this proposal. This is an information sharing meeting only and no official City decision will result from this meeting. The meeting is an opportunity for neighbors to ask the applicant questions and provide the applicant input on the proposed project. If the project moves forward, you will have another opportunity to provide additional comments at a public hearing, and you will receive a similar notification two weeks prior regarding the date, time, and place of the hearing. Additionally, the City has created Citizens' Role in Development Review Guide, available at fcgov.com/citizenreview that may aid in understanding your role in the development review process. The list of affected property owners for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so that all stakeholders may have the opportunity to attend.
