Dear Neighbor:
On Thursday, June 21, 2012, at 6:00 p.m., in City Council Chambers, City Hall, 300 LaPorte
Avenue, the Planning and Zoning Board of the City of Fort Collins will hold a public hearing
regarding a request for one (1) Modification of Standard associated with the Pateros Creek
single-family residential project located at 912 Wood Street (see attached vicinity map).
The hearing is regarding a request for a "stand-alone" Modification of Standard to the
residential density standard set forth in the Land Use Code. Modifications of Standard
(sometimes referred to as variances) are needed when a developer needs to address a
specific standard in the Land Use Code (LUC) differently than the LUC requires. The
Pateros Creek project, as a whole, is not being considered at the above -referenced hearing.
Only the granting of the modification request will be heard on June 21, 2012.
The June 21, 2012 hearing will consider a Modification of Standard to Section 4.2(E)(2)(c)
of the Land Use Code. While the proposal does meet the standard of not exceeding five (5)
dwelling units per net acre on the property, they are requesting an increase in the overall
average density of the proposed development from 2.0 to 2.4 dwelling units per acre.
At the hearing, you will be given the opportunity to state your views about the modification in
question as it relates to the project. For additional information, the cited Land Use Code
section above is available for your review at www.colocode.com/ftcollins/landuse/begin.htm.
Additionally, you may find it helpful to review the Citizens' Role in Development Review
Guide, available at fcgov.com/citizenreview. This. guide may aid you in understanding your
role in the development review process and how to provide effective input at the June 21
public hearing.
Finally, the notification mailing list is derived from official records of the Larimer County
Assessor. Because of the lag time between occupancy and record keeping, or because of
rental situations, a few affected property owners may have been missed. Please feel free to
notify your neighbor of this pending meeting so all neighbors may have the opportunity to
