07/30/2012: A note added stating to alter driveway locations will require a Minor Amendment to
site and plan and possible landscaping plan.
Comments from Tim Buchanan, City Forester:
08/07/2012: Additional discussion about street tree species selection is requested by the City Forester. Please contact the City
Forester to discuss and get detail comments to incorporate into the final plan on street trees and some others.
08107/2012 Please show locations of existing trees to be protected on the landscape plan not just on the tree protection and
mitigation plan. This will aid in seeing how the existing trees incorporate into the new landscape.
08/07/2012: Please confirm the count of mitigation trees at 24. Record the mitigation trees on landscape sheet G002 by listing
under the recorded species how many will be upsized mitigation trees.
Comments from Don Kapperman, Comcast:
Comcast is requesting a six-foot wide utility easement along the rear yard lot lines for all homes.
The names of the buildings on the site plan need to be consistent with the names of the
buildings on the elevations.
07/30/2012: Where are the elevations for the entrance to wine cave, and trash/recycling
enclosures?
Please indicate with a note on the elevation of the 6-plex that the 5,4,3-plex are variations of
building elements found on the 6-plex.
Names of buildings on the site plan and the elevations need to be coordinated and be
consistent (applicant might use the building numbering on the plat).

04/26/2012: Please show on the plans in a table how parking/bicycling requirements are
being met.
07/30/2012: In the applicant response letter it was indicated that zoning would receive this table
separately. Zoning never received this table, however this table needs to be on documented
within the plans.
Indicate on the plans the three parking classes (Child Care, Shopping Center, and Industrial)
and the quantity that was approved with the PDP through the alternative compliance for each
class.

04/27/2012: LUC 3.2.5 & 3.5.1(1) Trash/Recycling enclosures shall be on a concrete
pad, designed with a walk-in access without having to open the main service gate, and set
back twenty ft from a public sidewalk
07/30/2012: Where are the trash/recycling enclosures for buildings on PAD 1, PAD 2, and PAD
3 on LOT 1?
The trash/recycling enclosures in the attached single family and at the day-care facility appear
not to have walk-in access without opening the main service gate, these enclosures also need
the walk-in access.

06/19/2012: Based upon discussions with engineering staff and traffic management staff, and
with review of past TIS's and Special Improvement District documents related to the Timberline
and Prospect intersection it has been determined that the project has fulfilled its monetary
obligations for improvements at the intersection.
05/25/2012: The impacts at Timberline and Prospect are greater than can be mitigated with only
the addition of the south bound right turn lane, the east bound FREE right turn and timing
adjustments. Timing adjustments just move the failed LOS from one movement to another.
There does exist documents pertaining to the previous intersection improvements indicating
funds already provided by area land owners, this one included, that may prove they have
already paid for their developments traffic impacts at the intersection. Traffic is seeking
clarification or confirmation of this issue.

06/19/2012: The TIS reviews the full ODP site. The PDP submittal is about a third of the ODP
area. This project's submittal is not typical in that an overall TIS is normally done then as
phases come in for approval additional TIS's are drafted for that phase. Since this project has
submitted a TIS for the full site either additional TIS's need to be done for strictly the submitted
area or the impacts in the TIS will need to be mitigated in concert with the construction of the
submittal area.

05/25/2012: Traffic concurs with the studies findings at Timberline and Drake, except that Traffic
Op's can get acceptable LOS in the existing condition with fairly minor timing adjustments.
Traffic can also achieve acceptable LOS in the ST TOTAL with the stated physical roadway
improvements, without cycle length changes. This projects short term traffic does increase
delay greater than 2% between BACKGROUND and TOTAL and therefore has responsibility for
physical improvements at this intersection. The City concurs with the addition of a south bound
left turn lane and a west bound right turn lane to mitigate the developments impacts.

04/30/2012: Based on the discussion during the ODP review last week, staff has reviewed the
ECS where numerous resources were originally documented (2001) on the site. Based on a
discussion with the applicant and their site visit with their ecological consultant, these resources
no longer exist. Please provide a memo to me, from your ecological consultant, detailing the
site visit dates and what was/was not observed on the site. After I receive this memo, it would
be good to schedule a site visit to confirm these findings and to officially determine that Section
