Dear Jason,
I am writing in regards to the development review on North Whitcomb.
I believe the current resident is trying to split their lot but the lot split does not
meet the minimum lot size guideline of 5000 sq ft. I think it is at 4500 sq ft.
I hope the city can move forward with this and can make an exception. We are in need of
lots and more homes here in old town as people are really wanting to live in the
area. The way the home is situation on the lot allows for a split to look good and not
be a eye sore to the neighbors and allow for some needed growth.
Of coarse over population and the way some large lots are situated does not make sense to
split for keeping the appeal of old town and Fort Collins and am glad the city does not
allow for some but in this case I think most agree that it would be a plus or at least
not a negative in anyway.
It would be ashame not to take advantage of allowing for another home in old town for
people to enjoy.
Hopefully the city has the power to allow of this so we can allow for another family into
old town where otherwise it may not be possible.

In case you're curious, here's the email I sent to Jason:
Dear Mr. Holland,
I'm writing to voice my strong support for Chris Maldonado's request to subdivide her large lot on 412
Whitcomb St.
I've been friends and neighbors with Chris for nearly a decade. (I live a few blocks away on Maple St.) I'm
familiar with her lot, as I've spent time in her front and back yards. I believe that her lot is a perfect candidate
for subdivision. Having two smaller lots in this location would fit seamlessly with the character of our
neighborhood.
My own lot, for example, is only 4300 sq feet, as are my immediate neighbors' (and it has been that way for
generations, with no problems as far as I know.) We've always felt that our yards were big enough, with
enough space between houses, and we've certainly never felt that our lots were out of character. I think the
beauty of the Lee Martinez Park area is that it's a wonderfully eclectic mix of sizes and styles.
I'd also like to add that Chris is very aware of the need to preserve the unique character of our neighborhood,
which she's contributed to by maintaining her gorgeous gardens and lovely, cozy home. Her intention is to
make sure that any future house on the adjacent lot is modestly sized and fits in with the others on her street.
As longtime residents of this community, both she and I feel respectful of its unique character, and we wouldn't
support this lot division unless we believed that it was a natural and organic use of the space. In fact, I often
think, as I walk by her lot, that it seems to have been designed with the intention of being subdivided, since her
house sits on the far north side of the wide lot, leaving the perfect space for a second, adjacent house on the
south side. If any lot in our neighborhood is a candidate for subdivision, this is, without a doubt, the perfect
one.
Please feel free to read my letter at the upcoming meetings. (I might not be able to attend because of childcare
issues.) And please feel free to share this letter with your colleagues or other neighbors. Thank you for your

Dear Jason,
I'm writing to show my support of Chris Maldonado's proposal to subdivide her lot and build another house there. I live
near at 520 N. Sherwood, #23 (River Rock Cohousing) and have always felt when going by there that the lot was missing
a house. Chris is being extremely conscientious about the type of house she will allow to be built there, so that it fits in
with the neighborhood. It's in everyone's best interest for this project to go through.
