We live at 520 N. Sherwood St Unit 9 and support Chris' proposal to subdivide her lot. We think it would enhance the
neighborhood and is appropriate for the neighborhood. We believe that infill is going to be very important for Fort Collins'
urban core.

Dear Mr. Holland,
we are writing this letter in support of Chris Maldonado's request to
subdivide and sell part of the lot she owns at 412. N. Whitcomb St. we
have know Chris for over 25 years, and have watched work hard at coming up
with a plan for her property that will be best for her house, her street
and her neighborhood.
we have been residents in old Town for almost 4 years, and highly value
this neighborhood and trying to find more ways for folks to live here
rather than in the suburbs. It is good for downtown, the public schools
and transportation and much more. we live in a small house on a fairly
small lot and it works well for us. we enjoy the variety of old Town in
terms of lot sizes, types of homes etc.
we also know that Chris has worked really hard with a builder to try and
ensure that whatever is built on the lot is compatible with the style,
feel and character of old Town.
we know Chris' neighbors are supportive of this plan, and we are as
well. Thanks so much for you time and consideration.

Mr. Holland,
I am writing to voice my support for the Maldonado Subdivision at 412 N. Whitcomb St.
Chris approached me earlier in the summer to talk about the project and get my feedback She
values her neighbors and earnestly wants this project to work so that it looks natural on the
block, and is a positive addition to our neighborhood.
I have lived across the street from Chris and her property for 2 years. The new lot that is being
proposed is what I see from my front room. It has no appearance of being smaller than what
the City usually approves for a minimum lot size. As I look at that side of the block, it looks
average, just like the lots to the north of Chris. The lot for the house I'm in is only 35' wide, as
is the lot to the south of me. So this new proposed lot (which has always looked like a
separate lot), looks good to me.
I ask that the City approve her request.
