In accordance with the recently received Traffic Memo the project shall be responsible for the design and construction of a west bound right turn lane on Drake Road and shall be responsible for the acquisition of any additional row or easements that maybe necessary to install this right turn lane in accordance with standards. 2. At this time no vehicular access has been shown to the equestrian facility on Tract E or I. We would anticipate that access will be desired in order to move animals and deliver feed to the sites. Any proposed accesses to these parcels shall meet Larimer County Urban Area Street Standards, including the spacing requirements from intersections. 3. Public access easements shall be provided for the sidewalk connection from Drake/ Miles House Ave intersection to the sidewalk along Environmental Drive. The sidewalk along Enviromental Drive adjacent to this property shall be designed and installed. 4. Prior to hearing all TDRF for the PDP shall be paid. Amount has yet to be determined. Once Engineering receives a site plan with information on the number and types of residential units and the size of non-residential uses this can be calculated. 5. All public infrastructure for this site shall be designed and built in accordance with Larimer County Urban Area Street Standards (except in cases where written variance requests are granted). If there are changes to the site plan or the grading of the site that are needed to meet these standards, the project may have to go back to hearing at planning's discretion. Planning may have issue with the following note on the plat for this project that identifies that Tracts A, D, F and G are dedicated as private access easements. The proposed trail system runs through these tracts.
