Hazardous Materials Impact Statement
Regency Lakeview — Fort Collins

To Whom It May Concern:
The proposed development is a luxury housing multifamily apartment complex. Of onsite concern is
approximately 2,500 square foot private swimming pool and spa that requires regular chemical
maintenance. An approximate 10 foot by 10 foot room directly adjacent to the pool consists of the pool
equipment room. The pool equipment room remains locked and only accessible by authorized staff
members. All chemicals associated with pool maintenance are housed in a separate storage room. The
pool chemical storage room remains locked and only accessible by authorized staff members.
Authorized staff members are professionally trained in the use and storage of the pool maintenance
chemicals. Authorized staff members are required to be a Certified Pool Operator (CPO) through the
National Swimming Pool Foundation (NSPF). Chemicals are purchased, delivered to the site and stored
only by authorized staff. Chemicals will be stored within an OSAHA approved hazardous materials
cabinet within the pool chemical storage room. MSDS sheets for all chemicals are kept on site per
OSHA.
The following standard list of chemicals is what most likely will be found in the pool chemical storage
room:
• Active Cleaning Granules, (Calcium Hypochlorite... 68%, other ... 32%)
• Shock
• Chlorinating Tablets, (Trichloro-s-triazinetrione... 95%, other ... 3%)
• 3" Chlorine Tablets
• Stabilizer Conditioner
• Turbo Blue Clarifier
• Alkaline Booster
Please note this list is not comprehensive and depending on the environment and design, conditions may
vary. Quantities of materials on hand will not exceed the10lbs limits for Class 3 oxidizers. Possible
onsite issues could be a spill of one of more chemicals either in the pool equipment room or on or around
the pool itself. Any spill of that type should be able to be cleaned by onsite staff dilution as the quantities
are small. First aid kits and an OSHA approved eye wash station will be on site for safety precaution.
