the southeastern exterior of the warehouse building. The soil samples were
analyzed for total petroleum hydrocarbons — gasoline, benzene, toluene,
ethylbenzene, xylenes, and oil and grease. All of the chemical constituents were
identified below state cleanup levels; however, an oil and grease concentration of
570 mg/kg was identified in the soils underneath the waste oil UST. Subsequently,
additional soil was excavated underneath the waste oil UST and the soil was re-
tested, resulting in a non detect concentration for oil and grease. Additionally, it was
determined that the small area of stained soil identified under the fuel dispenser
was caused by a minor leak from a loose coupling at a joint in the piping near the
bottom of the diesel fuel pump. The extent of contaminated soil was approximately
three foot wide by eight foot deep and it was estimated that approximately 15-20
gallons of diesel fuel had leaked from the system. The contaminated soil was
subsequent excavated and removed from the Property. Based on the removal of the
UST systems, the results from the subsurface investigation, and the removal of the
contaminated soils, the presence of the former on -site UST systems is considered an
historical recognized environmental condition to the Property.

Dear Mr. O'Neil,
National Inspection Services® has completed a Phase I Environmental Site Assessment
(ESA) for the above referenced property in general accordance with ASTM Practice 1527-
0E and the United States Environmental Protection Agency's All Appropriate Inquiry
directive.
The results of this assessment indicate that no recognized environmental conditions, as
defined by ASTM 1527-05, were identified on the Property. Based on the results of the
research conducted for this ESA, further investigation of the Property is not recommended
at this time.
This assessment has revealed the following historical recognized environmental condition
in connection with the Property:
The Property formerly operated two 2,000-gallon UST systems containing regular
unleaded gasoline and diesel fuel located along the northwestern exterior of the
warehouse building and one 560-gallon UST system containing waste oil located
along the southeastern exterior of the warehouse building. Two associated fuel
dispensers were also located along the northwestern exterior of the warehouse
building. Based on the information retrieved from the 2,000-gallon UST containing
diesel fuel, the tank was constructed in 1971. Based on this information, it is
anticipated that the UST systems were installed in the early 1970's. On December
11, 1991, all three USTs were removed from the ground. Based on field observations
documented by Mr. Rich Grossman from the Larimer County Environment Health
Department, the three USTs were in -tact upon removal with no obvious holes
observed. No odors or stained soils were observed associated with the UST systems;
however, stained soil was observed under a fuel dispenser. No groundwater was
encountered during the excavation activities. Eight soils samples were collected
from the excavation area located along the northwestern exterior of the warehouse
