04/21/2011: The trees along Timberline have been added, but I don't see that the other 2
trees described haven't been added. The revised plan states that there will be three
Aristocrat Pear trees in the landscape setback along the east lot line, but the drawing only
shows 1 such tree. Need to add the other 2 trees. Also, the revised plan no longer labels
the species of the 2 trees in the southern landscape island. The original submittal did, but
the species were deleted on the revision.
[2/16/11] More than 3 street trees will be required along Timberline. The code requires
trees to be planted at 30' to 40' spacing. The plan shows the proposed trees to be at
about a 60' spacing. A tree will also be required in the landscape island between Custer
Drive and the first parking space shown. Need an additional tree in the parking lot
landscape setback area along the east lot line.
Be sure and return all of your redlined plans when you re -submit.

REQUIRED ACCESS
Fire access roads (fire lanes) shall be provided for every facility, building or portion of a
building hereafter constructed or moved into or within the PFA's jurisdiction when any
portion of the facility or any portion of an exterior wall of the first story of the building is
located more than 150 feet from fire apparatus access as measured by an approved route
around the exterior of the building or facility. This fire lane shall be visible by painting and
signage, and maintained unobstructed at all times. A fire lane plan shall be submitted for
approval prior to installation. In addition to the design criteria already contained in relevant
standards and policies, any new fire lane must meet the following general requirements:
4 Be designed as a flat, hard, all-weather driving surface (asphalt or concrete) capable
of supporting fire apparatus weights. Compacted road base shall be used only for
temporary fire lanes or at construction sites.
4 Have appropriate maintenance agreements that are legally binding and enforceable.
4 Be designated on the plat as an Emergency Access Easement.
4 Maintain the required minimum width of 20 feet throughout the length of the fire lane
(26 feet on at least one long side of the building when the structure is three or more stories
in height).
If the building is equipped throughout with an approved automatic fire -sprinkler system, the
fire code official is authorized to increase the dimension of 150 feet.
NOTE: Please get with me to discuss placement of "Fire Lane - No Parking" signs.

Address numerals shall be visible from the street fronting the property, and posted with a
minimum six-inch high numerals on a contrasting background. (Bronze numerals on
brown brick are not acceptable). If the numerals are mounted on a side of the building
other than the side off of which it is addressed, the street name is required to be posted
along with the numerals.
PLEASE NOTE: Address numerals are required to be mounted on the side of the
structure fronting the street off of which it"s addressed (Custer Drive side). If the numerals
are also above the main entrance (not on Custer Drive side), then the street name is
required, also.

[3/3/11] Red Maple is a tree used on this project. This species doesn't readily survive or
thrive in Fort Collins soils. Applicant should select another canopy shade tree species.

Street trees shown in the parkway along Timberline Road need to be positioned 40 feet
away from the two street lights. It appears that 4-5 trees can be placed in the parkway
along Timberline at 30-40 feet spacing between trees. Show location of street lights on the
landscape plan.
Trees selected for street trees need to be from the City Street Tree List. Green Ash is not
on the list so the Summit Green Ash shown as street trees needs to be changed.
Consider the use or Skyline Honeylocust or Kentucky Coffeetree as a replacement.
Add these notes that pertain to the permit for planting street trees.
- A permit must be obtained from the City forester before any trees or shrubs as noted on
this plan are planted, pruned or removed on the public right-of-way. This includes zones
between the sidewalk and curb, medians and other city property. This permit shall approve
the location and species to be planted. Failure to obtain this permit may result in replacing
or relocating trees and a hold on certificate of occupancy.
- Contact the City Forester to inspect all street tree plantings at the completion of each
phase of the development. All trees need to have been installed as shown on the
landscape plan. Approval of street tree planting is required before final approval of each
phase.

ease side of the parking lot, we discussed this internally and had different interpretation of
the standard. We have agreed that the proposed 1 tree meets the standard and a second
tree is not required.

diversity requirements in Section 3.2.1(D)(3). This requires the maximum percentage of
any one tree type be 50% of the total trees, the plan meets this standard with 7 of the 14

hearing or at final plan review will be fine.

signature blocks each sheet. We should meet and talk about how the plans are set up in
general. Your naming convention is confusing and sheets are mislabeled. Also, this is a
fairly simple project and can be done with far fewer pages, for example - Cover Sheet,
General/Constructions Notes, Grading, Utility, Details and optional Plat for Reference Only.
Also, your details are HUGE and could be scaled down to fit on 1 or 2 pages.

entirety. Do not change or eliminate any of the notes. Remove any non -city General Note
that conflicts with the City's general note and place applicable general note(s) on individual

couldn't find anything. I'm just trying to get a sence of the color scheme. A color elevation
would be great if possiible.

[3/1/11] 1 would rather seethe easements on the landscape plan to verify that there are no
conflicts, they are not necessary on the site plan but can be left as they don't make the
plan messy in this circumstance.

04/29/2011: The new plan does not propose anything over chest height. Either add some
landscaping with some height of 6' - 8' at maturity on the hearing set or this will be made a
condition of approval for your final plans.
[3/1111] The south elevation lacks detail. As the tallest landscaping is 5' high along this
elevation and this is along the parking lot where many patrons will be viewing the building, I
would recommend either additional windows, details of some kind or enhanced
landscaping. Possible flowering bushes, possibly lilac (Syringa vulgaris) would add some
nice color variation.
