The Tudor -style residence has been functioning as a college student rental for the past twenty-five years due to its proximity to Colorado State University and the evolving mixed -use neighborhood surrounding it. The proposed new four -unit townhome style development is designed to complement the more traditional campus architectural flavor. The site planning focus is upon saving the existing significant trees and providing private outdoor courtyard areas for the residents. The roof slopes, elements of fenestration and massing or the two-story units reflect some of the existing architectural features of the original campus buildings such as the original Industrial Arts building near the intersection of West Laurel and Howes Streets. The entry courtyard is defined by a partial wall accented by columns inspired by those marking the major entrances to the campus. The site plan shows intent to provide units with various setbacks from the street in keeping with traditional residential proportions and overall massing. The major pedestrian entrance gate connects to the main sidewalk adjacent to West Laurel Street directly across from current student housing on the CSU campus. While the project lies within the Transportation Overlay District (T.O.D.), designated by the City of Fort Collins, some parking is proposed to the north with -direct alley and pedestrian and bicycle access.
