[9/28/10] The water quality feature near Laurel Street does not meet City standards. The
design needs to meet criteria in the Urban Drainage Manual. This.may include providing
approved media and an underdrain.

[9/28/10] It appears the water quality feature near Laurel Street was implemented due to
the outfall pipe required for the pervious pavement. A positive outfall is required for the
outfall pipe. This can be done by a water quality feature that meets the Urban Drainage
Manual's criteria, or by a positive outfall via pipe or curb chase.

(9/28/10] The slopes along the east property boundary are too steep and drainage could
negatively impact the property to the east. Small retaining walls may be required just east of
the parking lot and the structure.

• A permit must be obtained from the City forester before any trees or shrubs as noted
on this plan are planted, pruned or removed on the public right-of-way. This includes zones
between the sidewalk and curb, medians and other city property. This permit shall approve
the location and species to be planted.

CONFLICTING INFORMATION
The letter from the applicant states there will be two duplexes constructed. The Statement of
Planning Objectives states there will be one duplex and one triplex. If there are two
duplexes, then the only requirements (fire hydrant location and address being mounted on
the structures) has already been communicated and acknowledged.

An automatic sprinkler system installed in occupancies in accordance with Section 903.3

[9/30/10] A utility coordination meeting was held on September 22, 2010. Easement
requirements and utility locations were discussed in hopes of reducing our standard
easements off the alley. As the result of that meeting, the site layout was "flipped" and will
be routed via email for final approval from the utilities. Once this approval is received, the
project is ok to go to the public hearing. In the event this is not completed in time for the
hearing, I am still allowing the project to proceed with the condition that further utility
requirements may alter the final easements in Final Compliance and the developers may
proceed at their own risk.

[9/29/10] A large significant Blue Spruce located on the east center portion of the lot is
shown to be removed. Five upsized mitigation trees need to be provided for this tree.
Mitigation trees need to be (shade trees 3.0 inch caliper, Evergreen Trees 8 feet height or
ornamental trees 2.5 inch caliper). A large significant Norway Maple is located about 5-6
feet off the north wall of the proposed west building. Foundation placement this close to the
tree will do significant root damage. The applicant should explore spanning the zone of the
root system with an alternative to a traditional foundation. Add tree protection notes from
3.2.1 G.
Add the following planting notes:
• The soil in all new landscape areas, including parkways and medians, shall be
thoroughly loosened to a depth of not less than eight (8) inches and soil amendment shall
be thoroughly incorporated into the soil of all landscape areas to a depth of at least six (6)
inches by tilling, disking or other suitable method, at a rate of at least three (3) cubic yards of
soil amendment per one thousand (1,000) square feet of landscape area.
