Created: 11 /2/2010
Please put a general note on the Site Plan that reads: "A residential fire sprinkler system
approved by Poudre Fire Authority will be installed throughout the triplex."
Response: The requested note will be added prior to printing mylars.

[11/2/10] Adjustthe tree placement in front of Bldg A to provide the required separation
from the water and sewer services.
Response: The trees have been adjusted.

Respmse: Detail 105 has been labeled as private, and the requested details have been
added.
Please label detail 106 as "Private" and if any of the curbs are to be constructed in Public
ROW, then please use the appropriate City detail.
Response: Detail 106 has been labeled as private, and the appropriate city curb detail has
been added.
Please remove detail 706 as that is for driveways taken off a public street.
Response: Detail has been removed.

[11 /2/10]
The parking space just to the west of the Norway maple is very close to the tree trunk. To
protect the root system the edge of the parking space could be a landscape timber placed at
grade and not a concrete curb that requires footer. If possible, by not making that area a
parking space it would further protect the root system of this tree. Can this parking space be
shifted to the west?
Response: Keeping the parking space is very desirable for the owners. The proposed
grading in this area has been designed so that the maximum cut (including subgrade) in the
root zone does not exceed 3".
Is there a storm drain shown between the buildings? It's not clear on the landscape plan
what this dark dashed line is. If it is a new storm drain coring it under the root system would
protect the roots on the east side of the tree.
Response: The storm pipe is not expected to have any significant impact on the root
system.

[10/19/10] The most southerly clean -out for the sewer service to building A appears to be
precisely in the same location as 2 electric lines, and very close to the fiber optic line. If any
of these lines needs to be relocated, the costs will be in addition to normal electric
development charges.
Response: The cleanout location has been moved to avoid the utility conflicts. It is
understood that the cost to relocate any other utilities are in addition to normal charges.
Number: 35 Created: 10/19/2010
[10/19/10] The utility plan shows the electric meter for building A on the west side, and the
meter for building B on the east side of the house. These meters need to be on the opposite
side of each house.
Response: The meters have been moved.

[10/19/10] When final, an AutoCad drawing of the site utility plan needs to be sent to Terry
Cox at TCOX @ FCGOV.COM.
Acknowledged.

Stormwater if you have any questions.
Response: The storm lines have been labeled as private.

[10/27/10] Please label all slope ratios on the grading sheet. Some of the slopes in the
front look pretty steep and while we don't regulate what you do on private property unless it
affects the neighbors or public row, this may be a maintenance problem for you in the future.
There is one area of concern and that's along the east side of the property. Can you
construct this area without going into the neighbor's yard? Or if the slope is steep enough,
you may need a retaining wall here or it will wash out into the neighbor's yard with every
good rain. Let me know what you think.
Response: Additional slope arrows have been provided on the grading sheet. Slopes in the
front do not exceed 4:1 except for short durations directly at the stairs. Along the eastern
property line, slopes are for the most part 4:1 or less. There are a couple of short segments
that are at 3:1, however there are no concentrated flows at these locations, and it is
anticipated that the proposed landscaping will provide sufficient slope stabilization to
mitigate any erosion concerns.

driveway width.
Response: Stationing has been provided as has a dimension for the driveway width.

[10/27/10] Please provide both east and west alley flowline profiles, station the driveway
(show in profile and plan view), and show cross slopes in the plan view.
Response: Both the east alley flowline and west alley edge are now profiled. The requested
cross slopes have been added.

[10/27/10] Detail Sheet:
Created: 10/27/2010
Are details 708 and 710 needed? I don't see a crosspan shown on the plan sets.
Response: The details have been removed.
Please label detail 107 as "Private".
Response: The detail has been labeled as "Private".
You can leave detail 105 as is, IF labeled as "Private". All public sidewalks curb and gutters,
etc must be constructed per LCUASS, so please include details 701, 803, 1601, 1602.

[10/27/10] Please label and dimension all easements. Please include the sight distance
note on the plan set and confirm that all landscaping within the sight distance easements
comply with the height restrictions (see plat).

[10/27/10] Please change the note as shown on the redline. The landscape plan is required
to show some of these items and if there are any walls to be constructed, they must be
clearly shown on ALL plan sets and include the top, bow. If a footing is required, additional
comments may apply.
Response: There are no walls proposed, the note was a leftover from a previous plan. The
notes have been adjusted accordingly.

110/27/10] Note 4: need to add who maintains this easement as well. Question... what
happens if the owner of Appleblossom Sub decides to sell one of the lots off? Shouldn't the

[10/27/10] Can all construction take place within the lot boundaries and public row or will
construction easements be required from the neighboring properties to the east and west?
Response. Yes, all construction will take place within the lot boundaries and public ROW.
No construction easements are needed at this time.

[10/27/10] All plan sets: Please dimension all new and existing sidewalks. The site plan
has most of them dimensioned but some are missing. The utility plan needs all of them
dimensioned.

the sidewalk width must be increased by 2'.

[10/27/10] Please see figure 7-12F for the driveway connection requirements to the alley
(radius curb returns are not allowed, use flared ends instead). This is to reduce the speed
at which people enter and exit the parking lot and keep the area generally safer for everyone
in it.
Response: The driveway now has flares rather than radii.

[10/27/10] Is the area immediately to the north of building B for parallel parking? I can't
really tell. It looks like it but its not labeled or dimensioned as if they are. If they are parking
spots, a 24' wide drive aisle is required for double loaded parking and there is only 20'
shown. Either the parallel spots will have to be removed or they'll have to shift 4' to the
south which will affect the building layout as well.
Fdesponse: The parallel parking has been removed.

[10/27/10] An 8' utility easement has not been provided along the east side of the alley as
required by current street standards. The utility companies must approve this by providing a
