Department: Forestry Issue Contact: Tim Buchanan Topic: Landscape Plan Number: 63 Created: 11 /2/2010 [11 /2/10] The parking space just to the west of the Norway maple is very close to the tree trunk. To protect the root system the edge of the parking space could be a landscape timber placed at grade and not a concrete curb that requires footer. If possible, by not making that area a parking space it would further protect the root system of this tree. Can this parking space be shifted to the west? Response: Keeping the parking space is very desirable for the owners. The proposed grading in this area has been designed so that the maximum cut (including subgrade) in the root zone does not exceed 3". Is there a storm drain shown between the buildings? It's not clear on the landscape plan what this dark dashed line is. If it is a new storm drain coring it under the root system would protect the roots on the east side of the tree. Response: The storm pipe is not expected to have any significant impact on the root system. Department: Light & Power Issue Contact: Doug Martine Topic: Light & Power Number: 34 Created: 10/19/2010 [10/19/10] The most southerly clean -out for the sewer service to building A appears to be precisely in the same location as 2 electric lines, and very close to the fiber optic line. If any of these lines needs to be relocated, the costs will be in addition to normal electric development charges. Response: The cleanout location has been moved to avoid the utility conflicts. It is understood that the cost to relocate any other utilities are in addition to normal charges. These meters need to be on the opposite side of each house. Response: The meters have been moved. Some of the slopes in the front look pretty steep and while we don't regulate what you do on private property unless it affects the neighbors or public row, this may be a maintenance problem for you in the future. There is one area of concern and that's along the east side of the property. Can you construct this area without going into the neighbor's yard? Or if the slope is steep enough, you may need a retaining wall here or it will wash out into the neighbor's yard with every good rain. Let me know what you think. Response: Additional slope arrows have been provided on the grading sheet. Slopes in the front do not exceed 4:1 except for short durations directly at the stairs. Along the eastern property line, slopes are for the most part 4:1 or less. There are a couple of short segments that are at 3:1, however there are no concentrated flows at these locations, and it is anticipated that the proposed landscaping will provide sufficient slope stabilization to mitigate any erosion concerns. Response. Yes, all construction will take place within the lot boundaries and public ROW. No construction easements are needed at this time. The utility plan needs all of them dimensioned. Response: Where walks are called out, they have been dimensioned. It looks like it but its not labeled or dimensioned as if they are. If they are parking spots, a 24' wide drive aisle is required for double loaded parking and there is only 20' shown. Either the parallel spots will have to be removed or they'll have to shift 4' to the south which will affect the building layout as well. Fdesponse: The parallel parking has been removed.
