To provide clearance from the street light on the corner there is room for only two new street
trees between the north cottonwood and Boardwalk. The first street tree on Boardwalk west of

09/12/2012: Was there intending to be a replat in conjunction with the major amendment? If not,
it may be awkward that the buildings do not coincide with existing building envelopes. It
appears that easements would at least need to be vacated in order to build as portions of
buildings would be on top of existing blanket easements.

Comment Number: 3 Comment Originated: 09/12/2012
09/12/2012: The drawings should reflect a property line boundary that has the right-of-way
coincide with the back of sidewalk along Lemay Avenue. The drawings seem to imply that the
property boundary includes the sidewalk along Lemay Avenue. From an Engineering
perspective, the proposal does not impede with Lemay Avenue having the 15' utility easement
along an arterial, so the property boundary reflecting the back of walk is not of concern from a
utility easement perspective. (The landscape plans denote a 30' setback which if intended to
be measured from the actual property line, is actually less than 30'. Engineering however has
no concerns with a 30' setback with the 15' utility easement being achieved).
Response: The existing right of way and easements are shown & labeled on the utility plan.

09/12/2012: Regarding the bicycle parking requirement of one bike rack per bedroom and
60% enclosed (29), consider one rack per garage space (24). The remaining five could be
placed in stairwells or a carport -like structure that provides weather protection that could
attached to the ends of the garages, the trash enclosure or free-standing. Surface racks (19)
should be distributed. Note also that there is an Alternative Compliance provision.
Response: Each unit will have a detached garage which will accommodate 2 bikes per unit. This should
fulfill the enclosed portion of this requirement. Three, 8-place bike racks, one per each building will be
located on site.
