On Thursday, November 1, 2012, at 4:30 p.m., in City Council Chambers, City
Hall, 300 LaPorte Avenue, Fort Collins, Colorado, the City of Fort Collins Hearing
Officer will conduct an administrative hearing to consider a development proposal
in your neighborhood. The project is referred to as One Boardwalk Place,
Multi -Family — Project Development Plan, #120005
This is a request for a Project Development Plan for a multi -family residential
project on 2.29 acres located at the southwest corner of Lemay Avenue and
Boardwalk Drive. The parcel is zoned Low Density Mixed -Use Neighborhood (L-
M-N). The site is partially developed under a previous plan known as Serrano
Townhomes which has expired.
As proposed, the project consists of 24 multi -family dwellings divided among
three 8-plex buildings. At the neighborhood meeting of April 24, 2012, 48 parking
spaces were proposed. Now, 53 parking spaces are proposed — two per unit
plus five guest spaces. There would be three garages containing a total of 24
parking spaces. The units would range in size from 1,000 to 1,100 square feet
and feature two bedrooms and two baths. The three buildings would be two -
stories in height.
A Modification of Standard was approved by the Hearing Officer on June 25,
2012 to allow the residential density to increase over the maximum allowed in the
Low Density Mixed -Use Neighborhood zone district of 9.00 to 10.48 dwelling
units per acre.
The City Current Planning Staff and Hearing Officer consider your interest and
input in this matter, as well as your neighbor's input, an important part of the
