Box 580 Fort Collins, CO 80522-0580 970.221.6760 970.224.6134 - fax fcgov.com//d`evelopmentroview May 3, 2012 Dear Resident or Property Owner: On Thursday, May 17, 2012, at 6:00 p.m., at City Hall, 300 LaPorte Avenue, Fort Collins, Colorado, the Fort Collins Planning and Zoning Board will conduct a public hearing on the annexation and zoning proposal commonly known as Wood Street Annexation and Zoning ANX120001. Wood Street Annexation is a request to annex and zone 17.3443 acres located on the east side of Wood Street, approximately '/ mile east of North Shields Street. The property is developed as a mobile home park and is in the O - Open District in Larimer County. The requested zoning for this annexation is UE — Urban Estate, consistent with the Fort Collins Structure Plan and the Northwest Subarea Plan. The surrounding properties are currently zoned O — Open in the Larimer County to the south and west, as well as E — Employment in the City to the west (City of Fort Collins Fleet Services Building), and POL — Public Open Lands in the City (Lee Martinez Park and McMurry Natural Area) to the east and north. The properties are located within the Fort Collins Growth Management Area (GMA). According to policies and agreements between the City of Fort Collins and Larimer County contained in the Intergovernmental Aoreement for the Fort Collins Growth Manaaement Area, the City will agree to consider annexation of property in the GMA when the property is eligible for annexation according to State law. This property gains the required 1/6 contiguity to existing City limits from a common boundary with the McMurry Natural Area to the north, thus satisfying the requirement that no less than one -sixth of the perimeter boundary be contiguous to the existing City boundary. Additionally, it is important to note the annexation is 100% voluntary on the part of the property owner. The list of affected property owners for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed.
