Dear Resident or Property Owner:
On Wednesday, June 6, 2012, from 6:30 p.m. — 8:30 p.m. in the main building at The Farm at Lee
Martinez Park, 600 North Sherwood Street, the City of Fort Collins Community Development and
Neighborhood Services Department will conduct a neighborhood informational meeting to
discuss a proposal in your neighborhood. Please use the main front doors for access to the
meeting hall in the main building at The Farm, the east side door will be locked.
The applicant would like your input regarding a proposal to subdivide the existing lot at 412 North
Whitcomb Street into two lots (please see location map on. reverse). The existing lot is
approximately 100 feet wide along the street and 90 feet deep. A new single-family residence is
proposed on a new lot adjacent to the south of the existing 412 North Whitcomb residence. The
existing residence would remain and no additions or modifications to this home are proposed.
This site is zoned N-C-M, Neighborhood Conservation Medium Density District, and is subject to a
Type 1 (administrative) review and public hearing.
City Staff considers your input regarding this project as an important part of the development
review process. At the neighborhood meeting, the applicant will be present to discuss this
proposal and City Staff also will be present to answer questions about the City's Land Use Code
and the regulations that relate to this proposal. At this meeting, an official decision of approval
or denial for this project will not be reached. The meeting is an opportunity for neighbors to ask
the applicant questions, get the facts about the project, and provide the applicant input on the
proposed project. If the project moves forward, you will have another opportunity to provide
additional comments at a public hearing, and you will receive a similar notification two weeks
prior, regarding the date, time and place of the administrative public hearing. Additionally, please
go to www.fcgov.com/drg for more information about the City's development review process.
The list of affected property owners for this neighborhood meeting is derived from official records
of the Larimer County Assessor. Because of the lag time between home occupancy and record
keeping, or because of rental situations, a few affected property owners may have been missed.
Please feel free to notify your neighbor of this pending meeting so all pertinent stakeholders may
have the opportunity to attend. Thank you for your time and participation in our City's planning process.
