On Monday, October 15th, 2012, at 4:00 p.m., in Conference Room A, 281 North
College Avenue, Fort Collins, Colorado, a City of Fort Collins Hearing Officer will
conduct a public hearing to consider a development project in your area. The
project is referred to as the Maldonado Project Development Plan,
#PDP120021.
The proposed project is located at 412 North Whitcomb Street. This site is zoned
N-C-M, Neighborhood Conservation Medium Density District. Please refer to the
site location map on the back of this letter. The project proposes to subdivide an
existing lot into two separate lots that front on North Whitcomb Street. An existing
single family residence is located on the property and will remain on the first lot.
No additions or modifications to the existing residence are proposed. A new single
family residence is proposed on the second lot, and the plans provide exterior
building elevations that illustrate the proposed character and form of the proposed
new residence. Three proposed Modifications of Standard accompany this
request: a modification to the rear building setback for a future detached garage
between the existing and proposed residence, a modification to the side building
setback between the two residences to allow the garage to be shared, and a
modification to reduce the minimum lot size requirement.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Due to the lag time in recording recent
property transactions or rental situations, please feel free to contact your neighbors
regarding this meeting.
The City of Fort Collins considers public input to be an important part of the review
of this project. If you are unable to attend this meeting, but would like to provide
input, written comments are welcome via U.S. mail to the address above or you
