Printed Name Signature Unit # / i o v1 rl- C k A4, I J/ May 25, 2012 Jason Holland, RLA City Planner City of Fort Collins 281 North College Avenue Fort Collins, CO 80522 Dear Mr. Holland, We are River Rock Cohousing Community, located at 520 North Sherwood St. We support the creation of two lots at 412 North Whitcomb Street. The 2 subsequent 50' lots will look exactly like the 2 existing lots directly to the north. The builder, Denny Sovick, who Ms. Maldonado purposely chose to work with, is well known is Old Town for building homes that are compatible in size and style for each neighborhood. In fact, Mr. Sovick was the builder for River Rock just about a decade ago, and we have been impressed with his work and his integrity. The neighborhood that 412 North Whitcomb Street is a part of, Martinez Park Neighborhood brought our community into existence over 10 years ago. We are a great example of how well infill can work. . Our homes, lots and yards are all smaller than an average Fort Collins dwelling. And yet those differences bring connection, alignment with our values of protecting our environment through literally having a smaller than average footprint on the earth. Neighbors within Martinez Park have said our presence brings a nice stability to this part of the neighborhood. While we believe in the importance of development standards in Old Town, we also believe the City needs to be flexible in appropriate situations like this. We agree with the mission of the City to develop smart and appropriate infill. We feel that Old Town can be enriched by lots that are smaller but well designed. We encourage the City to approve the creation of two lots at 412 N. Whitcomb Street.
