While adding a new home to the block would reduce on -street parking, I don't think this
is much of a concern. At least four homes on the block have street entrance driveways,
and three others have alley access parking. There are also curb cuts that would allow
the construction of new driveways in the future. Aside from a few times a year when
large events are held nearby, there are always empty parking spaces available on the
block. I don't see even three or four new vehicles making much difference.

Dear Mr. Holland,
I am writing in support of Chris Maldonado's proposal to subdivide her property at 412
N. Whitcomb. I own the property diagonally across from hers at 419 N. Whitcomb and
she has addressed all my concerns regarding her plans for the new lot and the home to
be built there.
Fitting in with existing homes:
Chris has gone out of her way to address neighborhood concerns, and to listen to what
sort of home her neighbors would prefer. I have confidence that the new home design
will be compatible with the block. From her description, the new home will be more in
character than the Craftsman style home two houses north, and fit into the block much
better than the duplex at the northwest corner of N. Whitcomb and Cherry.
The homes and properties across the street are narrow as would be the new one. From
the street Chris' lot looks like it would be fine to build on; the 1000 sq. deficit feet seems
to be at the back of the property, not in its width. In fact, during my 14 years of living
here, there have been many times I've looked across the street and thought "there's a
house missing over there."
Setting a bad precedent, i.e. encouraging undesired development:
This reason for denying the proposal ignores the extensive approval process and city
ordinances designed to prevent undesirable variances. From what I've observed, there
are more unattractive, out of character buildings on full sized lots than on ones that
have gone through the review process.
