Whitcomb St. Jason Holland: We are writing this email on behalf of our neighbor, Chris Maldonado. She is in the process of trying to subdivide her property, which is just under the necessary square footage. Subdividing Chris' yard will allow her to pay off debts and remain in her home. In the past, it has been difficult to witness several yards subdivided and in their wake huge homes built, but we believe Chris' plan would stay more in character with the neighborhood. The fact that she will live next door to the project will help to ensure an appropriate home is built; Infill in a city is a good thing when done thoughtfully. The argument that smaller lot sizes would change the character and feel of Old Town is somewhat subjective. There are many examples of homes fitting the character of Old Town on smaller lots, ours being one of them (610 Cherry St.). There are also many examples of homes being built on standard - sized lots that do not fit the character of the neighborhood--300 block of N. Whitcomb, NE corner of Maple/Grant, many of the new Wood St. homes. It seems that size and design of homes built play a more significant role than square footage of the lots. If this proposal is denied and Chris has to sell her home, chances are a developer will buy it and acquire enough adjacent land to build on it anyway. Chris is a well-known and loved member of our community and without her the character of our neighborhood would be vastly changed, with or without a new house. We support her proposal. This is a very reasonable request and will fit into the block nicely. Currently there are three houses on that block facing West. A 4th house would look fine especially since they would all be on 50' wide lots. True, the two lots of Chris's aren't quite as deep but that isn't visible from the street. Just means a slightly smaller back yard for those two lots - less lawn, less water, hey, that's got water conservation written all over it! :-) My husband and I live at 425 N. Whitcomb St. and whole-heartedly support Chris's project. Carol Gyger and Bruce Brown
