We are requesting a modification of standards due to our proposed two lots being smaller than
the zone district minimum size. The South lot width is 25.13' in the rear and 23.93' in the front.
The North lot width is 24.92' in the rear and 26.04' in the front. We believe that these lot sizes
are adequate for the two single family attached dwelling unit in this historic landmark.
The plan as submitted will not diverge significantly from the standard of the Land Use Code
except in a nominal, inconsequential way when considered from the perspective our entire plan.
It will continue to advance the purposes of the Code. The granting of this modification would be
a positive element in downtown Fort Collins and not be detrimental to the public good. Thanks

Dear. Planning and Zoning,
We are requesting a modification of standards to subdivide our large lot into two separate lots.
This modification will address a specific community need in downtown Fort Collins by creating
two attached single family dwelling units on good sized lots.
When we purchased the McIntyre house in August of 2011, it was a blighted property in total
disrepair. Windows were boarded over, there were holes in the roof and vagrants were breaking
into the house weekly. It was an eyesore in the heart of downtown (see attached photos). The
granting of this modification has substantially alleviated an existing eyesore and has created a
benefit for the community.
Patty and I have completely restored this historic landmark. We have enjoyed the cooperation
and complete support of Karen McWilliams and her staff in the Historic Preservation office as
we completed our renovation. We were proud to be honored with a 2012 Landmark Preservation
Commission Award from the Commission.
The property is unique in that it sits between two larger buildings, the Church of Christ to the
South and the Frozen Foods Building to the North. There is a large, three story City of Fort
Collins Parking Garage to the west across the alley. Because of these factors, a single family
house on one lot would result in unusual and exceptional practical difficulty and hardship on the
owner. Two single family attached dwellings on two separate lots is consistent with the highest
and best use of the property and meets the standards of the Comprehensive Plan.
