RE: #32-10 Willow Brook - 3`d Filing PDP — Type I
First Submittal
Dear Mr. Shepard,
The Fort Collins - Loveland Water District and the South Fort Collins Sanitation District have reviewed
the above mentioned project and submit the following comments.
The waterline note on sheet 3 of 13 needs to be correct to indicate a minimum of 5 feet bury and
a maximum of 6 feet.
The existing fire hydrants located along the north and south property line are 8 inch stubs for
future use. The 8 inch valve cannot be reused on a 6 inch fire hydrant lateral.
There is one existing'/4 inch irrigation tap generally located 200 feet east of Lady Moon and
south of Rock Creek. What is the proposed use onsite? The meter is the property of the District
and is to be removed by the District upon request by the owner. The remaining 5 - % inch
service stubs do not have meters.
The proposed water line connections on Galileo Drive indicate tapping valves with cut -in valves.
This needs to be corrected to indicate cut -in valves and swivel tees.
The proposed relocated fire hydrant assembly call out on Rock Creek Drive indicates an "FG"
assembly, it should indicate an "FH" assembly.
The District will provide further comment when the construction drawings are submitted for review.

Dear Mr. Farrill,
This letter is in response to the comments for the first review of the Preliminary
Development Plan for Willow Brook Filing No. 3 — Observatory Village. We
believe that we have adequately addressed any comments that you have made
and that the revised plan reflects the changes required by the District for
Preliminary Plan.
1. Waterline note on sheet 3 has been corrected to indicate 5 to 6 feet of
bury.
2. Notes on the demolition and utility plans have been corrected to indicate
a 6" valve is required and to relocate the 8" valve as possible.
3. Notes have been corrected to state that the pit should be relocated and to
"protect in place" the irrigation meterlservice since it appears to still be in
use.
4. Notes have been modified to clarify that the sleeve is a solid sleeve for
cutting in a tee and valve, not a wet -tap saddle. Tee has been changed to
"swivel" type.
5. "FG" has been corrected to "FH".
