College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov.com/Currentp/anning January 5, 2011 On Wednesday, January 19, 2011, at 5:00 p.m., at 281 North College Avenue, Fort Collins, Colorado, in conference room A, the Fort Collins Hearing Officer will conduct a public hearing to discuss a development proposal in your neighborhood. The project is referred to as Willow Brook Filing Number Three, Project Development Plan, #32-10. The applicant, Village Homes, proposes to subdivide the block surrounded by Rock Creek Drive, Cinquefoil Lane, Galileo Drive and Lady Moon Drive into 61 lots for single family detached homes. The site is 11.11 acres in size. The overall average density would be 5.49 dwelling units per acre. There would be 12 lots over 6,000 square feet and 49 lots under 6,000 square feet. Generally, lots average 5,000 square feet. The block would be served by a new internal loop street. Consequently, portions of the existing Star Dust Lane right-of-way would be vacated to accommodate the proposed street pattern. The Hearing Officer considers public input to be an important part of the development review process. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor.
