RE: Drainage Letter update for One Boardwalk (formerly Serrano Townhomes)
Dear Glen,
This letter is to update the previously approved drainage report for Serrano Townhomes in
conjunction with the major amendment (entitled One Boardwalk) for the property. The major
amendment is being proposed to modify the number of buildings, the building types and total
number of units on the site. The parking and private drive on site will also be modified with the
major amendment. The site has been partially developed based on the Serrano Townhomes
approved plans and the water, sanitary sewer, private storm, retaining walls, private drive and
some parking have been constructed on this site. It is proposed that the water, sewer, storm and
private drive will remain as previously constructed and the pavement for the parking will be
modified to accommodate the new site layout.
The new site layout includes 3 8-plex buildings, three garage buildings, a looped private drive,
parking, access walks and landscaping. A portion of the existing pavement and some of the
retaining walls will be removed in the proposed site layout.
The general concept for the site runoff is being maintained with the major amendment. Site
access is gained from Boardwalk Drive and all runoff from the site is being directed into on site
storm basins or will flow in the private drive to an existing inlet. Ultimately the runoff will enter
the storm system in Boardwalk Drive and be conveyed to the existing detention pond in
Miramont. The outlet structure in this pond will be modified as previously approved to provide
the required water quality for the runoff from this site.
