Statement of Planning Objectives
Drs. Greg and Amy Abel have been practicing optometry in Ft. Collins for over 12 years. Offering the latest in
technology, they offer a unique range of services including comprehensive eye exams, eye glasses and contact
lenses, and laser vision co -management. Their practice has grown over the years, thus necessitating a new office
that will allow them to better serve their patients. In the near term they anticipate having I 1 employees in the
new building. The proposed building is designed to allow for future expansion when needed.
The building is placed on the site to allow for parking and a'welcoming' face to the west facing Chase Bank.
This allows the entrance elements to be highly visible to pedestrians and on- coming traffic from Timberline
Rd. In addition, this provides the opportunity for direct entrance to the building for the majority of patients from
the west and any pedestrian traffic coming from Timberline Rd and Custer Drive.
The building massing further accentuates the entry elements, by opening up the building form to create a small
entry plaza. This space is further articulated with appropriate paving materials, planters and indigenous
landscaping. A cantilevered canopy, at the main entrance, will provide protection for the patients while adding
another visual cue to the main entrance to the building.
The main aesthetic determinates for this building are to create an appropriate building scale for the neighborhood
- - - - -and pedestrians, utilizing visual y qu�efiidigenous materials and colors. -The visual accents are utilized in the
protective solar awnings at the windows. The overall intent is to create a sophisticated and understated
contribution to the existing building environment.
There are minimal wetlands, natural habitats, or wildlife areas in proximity to the building site; therefore we do
not expect to disturb such areas.
