Dear Mark:

On behalf of the applicant of the abovementioned project, the purpose of this letter is to request
approval to a variance of certain City of Fort Collins (City) engineering design standards that are
listed in the Larimer County Urban Area Street Standards (LCUASS).
The specific codes are listed below with the applicant's reason to request the variance.
Code: 7.4.1 (Alignment) Tables 7.1-7.3 General Parameters (pertaining to driveway
access)
Identifying Issue and Proposed Alternate design: College Avenue is sized as a 4-Lane Major
Street(140-ft right of way width) and Magnolia Street is sized as a 2-Lane Local
Street (100-ft right of way width). The requirements for driveway access include:
• Limited access,
■ Distance between high volume driveway and intersections: 200-ft for the
College entrance and 175-ft for the Magnolia entrance.
■ Distance between driveway edges: 75' for the College entrance and 30'
minimum for the Magnolia entrance.
The current configuration of the parcel has three vehicular access points (one on
College Avenue and two on Magnolia Street). The applicant is proposing with the
development of this parcel of land to close one of the three existing vehicular access
points, and to provide ADA compliant pedestrian crossings at each access point.
The net lot frontage along College Avenue is approximately 100 feet and the lot
frontage along Magnolia Street is approximately 190.0 feet. While compliance with
the code of 200-feet or 175-feet corner clearance is impossible due to the small
dimensions of the lot, the development proposes to keep the access points that are
furthest away from the College Avenue/Magnolia Street intersection and close the
closest one.
Justification: This variance, if granted, will not negatively impact the existing conditions
including any the detriment to the public health, safety or welfare, nor will it reduce design
life of the improvement or cause the city of Fort Collins additional maintenance costs.
