Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov.com/d`eve/0pmentreview On Thursday, February 23, 2012, from 5:30 p.m.-7:00 p.m. in the City of Fort Collins Community Room at 215 South Mason Street, the City of Fort Collins Current Planning Department will facilitate a neighborhood meeting to discuss a potential 7-11 Convenience Store located at 112 West Magnolia Street. As currently proposed, the two story 7-11 store will be located in the vacant parcel (parking lot) on the northwest corner of West Magnolia Street and South College Avenue. The site is located in the Canyon Avenue Subdistrict of the Downtown (D) District and will be requesting an addition of a permitted use for this zone district as well as a project development plan approval from the Planning and Zoning Board when (if) the project goes to hearing. This notification and the conceptual iteration of the proposed plans related to this project can be found online at: http://www.fcgov.com/developmentreview/agendas.php The developer will attend this meeting and sketch plans of the project will be presented to the neighborhood. At this meeting, there will be an opportunity to ask the developer questions and express concerns about (or support for) the project as proposed. If the project continues to move forward, you will have another opportunity to provide input at a Planning and Zoning Board public hearing, at which time you will receive a similar notification via mail regarding the date, time and place of the public hearing. The list of affected property owners for this neighborhood meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this (and future) meetings so all may have the opportunity to attend. Thank you for your time and participation in the planning process.
