REQUEST: Complimentary Review, 112 West Magnolia Street, New Commercial

REQUEST: Please provide the applicant with courtesy comments and suggestions
regarding the proposed architecture for the convenience retail building.
PROJECT DESCRIPTION
The applicant recently submitted a development application to the City's Community
Development and Neighborhood Services Department proposing a new commercial building at
the northwest corner of College Avenue and Magnolia Street (112 West Magnolia Street). 7-
Eleven, a convenience retail use, will be the primary tenant. As proposed, the project will be
about 30 feet tall; however the second floor will not be finished out. Instead, a drop ceiling will
be installed at approximately 14 feet. The building will be subdivided internally on the first floor
with another retail tenant yet to be disclosed.
BACKGROUND
The site is located the Canyon Avenue Subdistrict of the Downtown Zone and is currently used
as a non -conforming use gravel parking lot. "Convenience retail" is not a permitted use in the
Canyon Avenue Subdistrict of the Downtown Zone -and the applicant is requesting the Addition
of a Permitted Use process in addition to their Project Development Plan.
The Landmark Preservation Commission does not have preview over projects not touching
designated buildings. However, due to this project's proximity to, and potential effect on the
character of the downtown area and designated local landmarks (such as the Armstong Hotel),
the applicant has welcomed Commission's comments, input, and suggestions.
