On Thursday, December 9, 2010, at 6:00 p.m., at City Hall, 300 LaPorte Avenue,
Fort Collins, Colorado, the Fort Collins Planning and Zoning Board will conduct a
public hearing to discuss a land use development proposal in your neighborhood.
The project is referred to as Willow Brook Amended Overall Development
Plan, #27-10.
The applicant, Village Homes, proposes to amend the existing Overall
Development Plan by removing the "Neighborhood Center" designation from
Parcel A and applying it to Parcel I, where Stargazer Observatory and the pools
are located.
Parcel A is located at the southeast corner of Rock Creek Drive and Lady Moon
Drive. (Please see map on reverse.) It is 3.7 acres in size and is presently
vacant.
Parcel A was originally designated as the Neighborhood Center which must
contain a mix of at least two uses, including non-residential and residential. By
shifting the Neighborhood Center from Parcel A to Parcel I, Parcel A becomes
eligible for future residential development. A neighborhood meeting was held on
August 9, 2010 at which Village Homes described a future proposal to combine
Parcel A with Parcel B to form the Third Filing for single family detached homes.
Please note that the hearing on December 9, 2010 is for the Overall
Development Plan only and not the future Third Filing on Parcels A and B.
The Planning and Zoning Board considers public input to be an important part of
the development review process. The list of affected property owners for this
public meeting is derived from official records of the Larimer County Assessor.
Due to the lag time in recording recent property transactions or rental situations,
