A parcel of land being part of the Southeast Quarter (SE1/4) of Section Nineteen (19), Township
Seven North (T.7N.), Range Sixty-eight West (R.68W.) of the Sixth Principal Meridian (6`h P.M.),
City of Fort Collins, County of Larimer, State of Colorado, and being more particularly described
as follows:
COMMENCING at the East Quarter (E1/4) Corner of said Section 19 and assuming the East line
of said Southeast Quarter (SE1/4) as bearing South 00'01'49" East a distance of 2652.00 feet with
all other bearings contained herein relative thereto:
THENCE South 00'01'49" East along the East line of the SE1/4 of said Section 19 a distance of
718.18 feet;
THENCE South 89'58' 11" West a distance of 77.68 feet to the POINT OF BEGINNING;
THENCE South 01°15'05" East a distance of 560.05 feet to a Point of Curvature (PC);
THENCE along the arc of a curve which is concave to the Northwest a distance of 23.88 feet, said
curve having a radius of 15.00 feet, a central angle of 91 ° 13' 16" and a long chord bearing South
44021'33" West a distance of 21.44 feet to a Point of Tangency (PT);
THENCE South 89058' 11" West a distance of 532.76 feet to a PC;
THENCE along the arc of a curve which is concave to the Northeast a distance of 23.56 feet, said
curve having a radius of 15.00 feet, a central angle of 90°00'00" and a long chord bearing North
45'01'49" West a distance of 21.21 feet to a PT;
THENCE North 00'01'49" West a distance of 559.93 feet to a PC;
THENCE along the arc of a curve which is concave to the Southeast a distance of 23.56 feet, said
