The cottonwood tree in the front of the current building is in an over -mature age/structure class and has some visible defects in the crown and a history of limb failures. The project would place more than 12 inches of fill dirt around the base of the tree on the north side. The south side turf area would be kept mostly intact. Given the condition of the tree and the stress due to the fill issues and possible construction impacts, it might be better to remove the tree as proposed and mitigate with 5 new 3 inch caliper shade trees or 2.5 inch caliper ornamental trees. The other tree of concern is the one partially in the alley right-of-way near the north end of the property. It is a large, beautiful cottonwood tree in relatively good condition. However, the new building excavation and construction impacts would be extremely detrimental to the tree. The root cutting alone would compromise the structural integrity of the tree. The removal of this tree would require 6 new mitigation trees following the same size requirements listed above. The other cottonwood along the alley is a cotton -bearing cottonwood that would not need to be mitigated. If the construction of this project goes through as planned, and all three trees are removed, a total of 11 mitigation trees would need to be planted. Steve is very willing to do the required planting on that lot and on lots adjacent to or near 716 Maple. I hope this information helps as the project is reviewed 3/17/2011
