[9/6/05] Parking setback, stall dimensions, drive aisle widths, sidewalk widths are
incomplete and/or do not meet standards.
Topic: Utility Plan Detail Sheets
Number: 40 Created: 9/6/2005
[9/6/05] Please provide detail 707 even though Street Oversizing is building the drive
approaches for you. If the approaches are later broken during the construction of the police
facility, than they'll have to be repaired or replaced in accordance with this detail. Thanks.
Number: 41 Created: 9/6/2005
[9/6/05] Please label the modified curb and gutter detail as "On -Site" and remove the
LCUASS label at the bottom. Please provide the LCUASS detail unaltered for all curb and
gutter in the public row.

[9/6/05] Please provide the retaining wall design for all walls over 1'. This can be done
during Final Compliance and eventually will need its own separate building permit through
Building and Zoning.

[9/7/05] (At the scale shown, it's difficult to determine where meter pit and water services
located with respect to landscaping.)
[7/5/05] Maintain the required landscape/utility separation distances on the landscape
plans.

[6/29/05] Along Timberline, please keep the street trees planted approximately 5' from the
sidewalk in order to ensure that they will not have to be cut down when Timberline is

[9/6/05] Walls are shown on the site and utility plans but are not shown on the landscape
plans. Please coordinate the plan sets.
Number: 51 Created: 9/6/2005
[9/6/05] Sheet 5: Please use LCUASS detail 1706F in lieu of the bike rack detail shown.
Number: 52 Created: 9/6/2005
[9/6/05] Sheet 5: Please specifically call out where the fence and walls shown are being
used on site. Also, the Site plan shows the walls being 14 to 28' feet tall. I'm assuming this
is a typo :D
Topic: Parking Lot
Number: 38 Created: 9/6/2005
[9/6/05] Parking stalls and setbacks are not shown in accordance with detail 19-6 (setback
is 50'), or 19-7. Parking stalls must be 19' in length but can be reduced to 17' with a 2'
overhang as long as the sidewalk is widened an additional 2' to accommodate that. Some
areas are hard to tell whether or not that requirement is met because not all sidewalks are
dimensioned.
Topic: Site Plan
Number: 45 Created: 9/6/2005
[9/6/05] Cover Sheet: Remove note 1 as all easements must be shown, dimensioned and
labeled on all plan sets.
Number: 46 Created: 9/6/2005
[9/6/05] Cover Sheet: Remove "and sidewalks" from note 14 as these must be constructed
with your projects. Please change all plan sets and sheets to reflect that.
Number: 47 Created: 9/6/2005
[9/6/05] Cover Sheet: Note 9: This note states there is a fire lane, is there one? If so,
please dedicate it as an emergency access easement on the plat and show, label, and
dimension on all plan sets. The fire lane needs to meet minimum PFA requirements (width,
turning radius).
Number: 48 Created: 9/6/2005
[9/6/05] Cover Sheet: Correct the project title under the Property Description.

Compliance. The mylars, however, will not be signed until they are scannable. Please see

[6/29/05] Please review LCUASS Appendix E for scanability requirements and revise all
plans to comply.

[9/6/05] Please see redlines for other comments.
Number: 36 Created: 9/6/2005
[9/6/05] The curb return radii shown on the plat/street design done by Stantec was redlined
as incorrect and needs to be corrected/coordinated with this plan set. Please see Jim Allen -
Morley with Stantec.
Number: 37 Created: 9/6/2005
[9/6/05] Does PFA want an emergency access easement through the site?
Number: 44 Created: 9/6/2005
[9/6/05] Please complete and submit Appendix E4 with the next submittal. All items must
be addressed on the plans where applicable or become another comment. (Only
highlighted items need to be complete prior to hearing, the rest must be done in Final
Compliance before the mylars can be signed).
Topic: Horizontal Control Sheet
Number: 43 Created: 9/6/2005
[9/6/05] It appears a fence is shown in the drainage easement on the southeast comer of
the site. What kind of fence is it? Please see Stormwater to make sure that they will allow
the fence in the DE.
Department: Engineering Issue Contact: Katie Moore
Topic: Landscaping
Number: 10 Created: 6/29/2005
[9/6/05] A tree is still shown awfully close to the driveway and quite a number of street trees
are missing.
[6/29/05] Please ensure that landscaping meets utility separation minimums. There are a
number of locations where trees are shown over utility pipes, or in driveways or ramps.
Number: 11 Created: 6/29/2005
[9/6/05] Please label and dimension all easements. No structures of any kind are allowed
in the easements (including footings) and this may effect the placement of the walls
currently shown on the plans.
[6/29/05] Please clarify exactly where retaining/screening walls are proposed. If they are
proposed over utility easements, then the approval of all utilites must be obtained to
construct them there. If the utilities approve of this, then it will be the Police Department's
responsibilty to reconstruct the wall(s) should the utilities later need to get in the easement,
not the utility's.
Number: 13 Created: 6/29/2005
[9/6/05] Please add a note to the landscape plans that trees along Timberline need to be
planted 5' from the front of walk.

STAFF PROJECT REVIEW

Staff has reviewed your submittal for FORT COLLINS POLICE FACILITY PDP - TYPE Il,
and we offer the following comments:
ISSUES:
Department: Engineering Issue Contact: Susan Joy
Topic: Driveways
Number: 35 Created: 9/6/2005
[9/6/05] Station all driveways if constructing with your project. Driveway radii shown on the
plans are incorrect. See table 8-2 and detail 707. Please coordinate the plans with Jim
Allen -Morley at Stantech (482-5922).
Number: 39 Created: 9/6/2005
[9/6/05] Please provide spot elevations at the driveways so that I can verify that the design
meets detail 707. Also, the drainage is split at the row - the driveways need to drain from
the back of the walk into the street and from the back of walk back into the site.
Department: Engineering Issue Contact: Katie Moore
Topic: General
Number: 12 Created: 6/29/2005
[9/6/05] Not sure if this comment still applies as some of the easements shown on the plat
coming through the system separately do not appear on these plans. Site/Landscape plans
do not show/dimension or label any easements as required. For further information, no
structures of any kind (footings, overhangs, signs, etc) are allowed in the easements.
[6/29/05] A portion of the building is shown to overlap a construction easement for
Timberline. Building construction in easements is not allowed.
Number: 15 Created: 6/29/2005
[9/6/05] Plan sets still indicate that the sidewalk along the propertys frontage is existing
when this is not true. The sidewalks are not being installed by Streetoversizing and they
must be installed with this project.
[6/29/05] Sidewalks along this property's frontage will be constructed by this project, not by
Street Oversizing when they construct the streets, due to utility installation timing.
Number: 16
Created: 6/29/2005
[9/6/05] Structures are still shown in the drainage easement. Either remove the structures
or remove the drainage easement around it.
[6/29/05] Should a portion of the drainage easement on the southeast comer of the site be
vacated (shrunk on the plat) since the pond is shown to be smaller than the easement?
Number: 17
Created: 6/29/2005
[9/6/05] The plan sets still do not meet the requirements set forth in Appendix E6. This
comment will not stop your project from going to hearing and can be addressed in Final
