impossible to read. And we really don't even need that page. Parking information can be
included on the regular site plan.
Comments from Current Planning
The large wall along Timberline Road needs enhanced mitigation. Please reduce the
number of evergreen shrubs and replace with evergreen trees.
2. 1 have inspected the existing parking lot light fixtures at the Windsor Bank of Choice
and they will work. Additional comments regarding foot-candle measurements and the
use of double -headed poles near the west property line will be forthcoming after
conferring with Light and Power.
Be sure and return all of your redlined plans when you re -submit.

revise.
[9/13/05] How will the pond be landscaped in a manner that would allow the 0.5% swale to
function appropriately. Otherwise the pond should be lined with a concrete pan.
The detention pond is being designed with a micro -pool. Have the maintenance and the
potential mosquito issues been discussed with the Police Department ? We are not
discouraging such a proposed use, we are just trying to make sure that the maintenance
needed for such a facility would be understood.
Please make sure that the vegetation planned in the area covered by the micro -pool is
appropriate for a wet area.

your report and calculations).
5. Your calculations don't seem to include the same BMP's shown on the plan.

[1/9/06] The 50' parking setback is not met off of Nancy Gray Avenue. Please revise the
layout. 50' is measured from the street flowline.
Per our discussion on 1/11/06, 2 parking spaces will be removed to accommodate this
standard.
[9/6/05] Parking stalls and setbacks are not shown in accordance with detail 19-6 (setback
is 50'), or 19-7. Parking stalls must be 19' in length but can be reduced to 17' with a 2'
overhang as long as the sidewalk is widened an additional 2' to accommodate that. Some
areas are hard to tell whether or not that requirement is met because not all sidewalks are
dimensioned.

[9/6/05] Not sure if this comment still applies as some of the easements shown on the plat
coming through the system separately do not appear on these plans. Site/Landscape plans
do not show/dimension or label any easements as required. For further information, no
structures of any kind (footings, overhangs, signs, etc) are allowed in the easements.
[6/29/05] A portion of the building is shown to overlap a construction easement for
Timberline. Building construction in easements is not allowed.

[1/9/06] Craig Farver has said that sidewalks will be built by street oversizing. However, a
repay will likely be due to the city and will have to be worked into the development
agreement.
[9/6/05] Plan sets still indicate that the sidewalk along the property's frontage is existing
when this is not true. The sidewalks are not being installed by Streetoversizing and they
must be installed with this project.
[6/29/05] Sidewalks along this property's frontage will be constructed by this project, not by
Street Oversizing when they construct the streets, due to utility installation timing.
