The parcel at 3519 Richmond Drive, Fort Collins, Colorado, 80526 is zoned N-C,
Neighborhood Commercial. This zone district permits wireless
telecommunications facilities subject to administrative review as stated in Section
4.23 of the Land Use Code. Wireless Telecommunications Facilities are further
subject to the development standards as stated in Section 3.8.13 of the Land
Use Code.
In your e-mail request for this letter, you stated that the proposed wireless
telecommunication facility at 3519 would be similar to the facility at the Mister
Money property at 2057 Vermont Drive, at the southeast corner of Vermont Drive
and Eastbrook Drive. By way of review, this facility was approved for a tower 60
feet in height and designed with a canister versus a triangular array of antennas
at the top. This design places the antennas within the tower allowing for a more
slender profile. Further, this facility was painted light brown and the ground
equipment was effectively screened with fencing and landscaping. This facility
was approved by the Administrative Hearing Officer on October 30, 2008.
A future request for a wireless telecommunications facility at 3519 Richmond
Drive would be processed as an Administrative Review and evaluated by the
same criteria as the Mister Money - 2057 Vermont Drive facility.
