I neglected to mention when I sent the revised elevations that we may want to choose the
alternative of using the brick and stone pattern that predominates on the building in the recessed
area now covered in 8"X8" block. We will have elevations showing this alternative made once we
decide which direction we're going. Thank you for preserving this option for us.

Based on numerous discussions with the applicant for the Legacy Senior Residences project, they
have sent us revised elevations and plans. As you have been involved in reviewing these plans in
the past, we thought we would give you a chance to add any additional thoughts you might have
regarding their current proposal.
Please find attached the following:
1. Legacy Senior — Revised Elevations March 2012: This is the most recent elevation provided
to us by the applicant. Note that they are now proposing to extend the 8" x 8" stone veneer
that is on the second story of the project to the recessed area of the building as well. Staff
has informed them on several occasions that an all -brick building would be another option for
their design, as well as to incorporate the small brick on the 3rd floor of the building into the
recessed area (see the third attachment below).
2. Legacy Senior — Revised Plan March 2012: This plan includes the recessed area and a
walkway out to the Poudre River Trail. Also, the promenade that runs the length of the east
side of the building has been broken up in front of the recessed area in an attempt to
enhance the appearance that these are two "separate" buildings. However, a modification will
still be required to the section in the Code requiring that wall lengths do not exceed 125'
along the river in this zone district. The applicants are aware of this.
3. Legacy Senior — Elevations All: This document contains four images. The first and third
images are renderings provided by the applicants at the 2/29/12 meeting to illustrate their
elevations. The second and fourth images are my quick photoshopping to illustrate what the
building would look like if the smaller brick (on the third floor) were extended into the
recessed area, instead of the larger brick that was originally proposed.
From discussion between our staff (including Current Planning, Historic Preservation, and Advanced
Planning), we were comfortable with either brick pattern being used in the recessed area, though we
preferred the continuity that the smaller brick provided (greater unification of the overall building
instead of looking like an addition or an after -the -fact design element). We are meeting tomorrow to
discuss our thoughts on these revised plans, including the new proposal to extend the stone veneer
instead of the brick, and plan to get back to Larry (the applicant) and Julie Brewen by mid -week.
If you have any comments you would like to add, please feel free to send them our way. Also as an
FYI, after this week, I will be the project planner on this project.

Thanks for the opportunity to comment.
1. I think the elevations have been overwrought. The rooflines are too complex and the stepping
is too much. I would recommend spending less on movement in the building and really focus on
quality materials.
2. While I admire the indication of stone I am quite certain he would use cultured stone. I would
perhaps recommend he keep a simple roofline and simplify the window pattern. There are at
least three different window lintels shown and I think one would suffice. I would highly
recommend he drive down Linden and look at some of the historic roof patterns and window
patterns on building close to Old Town on Linden. Window patterns in early architecture were
tall and narrow, repeating this pattern to a degree would reflect on this history.
3. The history of the downtown river district has largely been a utilitarian one. The more ornate
buildings were located closer to Old Town and took on more character as the town grew and
prospered. As the DRD develops ideally it will reflect on its industrial roots. For example if the
roofs were constructed of a rusted corrugated metal ( very popular now) and the building base
was all stone or all brick I think this would reflect upon the districts historic roots. I think the
horizontal cementitious siding at the top is fine. If these suggestions were incorporated, ideally it
would save money on the actual construction cost.
4. If the building makes a horizontal gesture ( in or out) it should be in concert with an interior
floorplan change, not a contrived movement based on a code conformance consideration.
5.Last suggestion, and only because it comes to mind is to go online and look at the University of
Gastronomic Sciences in Pollenzo Italy. I did a bicycle ride there about 5 years ago and loved the
building. If you use Google Images and especially look at the elevations of the white building, it
will show you what I mean about a simple elevation. It is quiet, elegant and very tasteful, It
would be beautiful here. I would have copied and pasted it but I can't figure out how on my Ipad.
