Registry Ridge Replat of the School Site -Transportation
Study (File: 0710ME01)
With its approval by the city of Fort Collins, Registry Ridge dedicated a
tract of land to the Thompson School District within the development.
The school district has decided that it will not build a school on that
tract and have returned this land to Lennar Colorado. Lennar Colorado is
proposing to build residential units on this tract. The location of this
tract is southeast of the Truxtun Drive/Ranger Drive intersection. The
current site layout, with 31 single family detached dwelling units lots,
is provided in Appendix A. The original transportation impact study
(TIS) is titled "Dalco PUD Site Access Study," June 1995. There have
been thirteen TIS addenda prepared between 1995 and 2000. One addendum
addressed alternative transportation modes, since that type of analysis
was not required when the original TIS was prepared. Eric Bracke, Fort
Collins Traffic Engineer, was contacted regarding this replat. He
indicated that he wanted a brief memorandum comparing the trip generation
of the former land use (school) and the trip generation of the current
land use proposal, (31 dwelling units).
The subject tract was analyzed as an elementary school with a student
population of 500. The previous Registry Ridge TIS memoranda used Trip
Generation, 6th Edition, ITE as the reference for estimating vehicular
traffic. The traffic related to the elementary school land use was: 545
daily trip ends, 150 morning peak hour trip ends, and nominal afternoon
peak hour trip ends. Using the most current reference. (Trip Generation,
7th Edition, ITE), the traffic related to the elementary school would be:
650 daily trip ends, 210 morning peak hour trip ends, and 50 afternoon
peak hour trip ends.
Using Trip Generation, 7th Edition, ITE as the reference, the 31 dwelling
units will generate: 300 daily trip ends, 23 morning peak hour trip ends,
and31 afternoon peak hour trip ends.
A simple comparison indicates that the residential development proposal
will generate substantially less motor vehicle traffic versus that of the
elementary school land use. It is respectfully requested that no further
transportation studies be required related to this proposed Registry
Ridge Replat.
