B. The Replat of Tract'W' of the Waterglen PUD meets the plat
requirements located in Section 3.3.1 - Plat Standards located in Article 3
- General Development Standards.
RECOMMENDATION:
Staff recommends approval of the Replat of Tract'W' of the Waterglen PUD,
being the Waterglen Self -Storage - #71-93D.

1) The subdivision plat will be filed and recorded only after having been
approved by the Director of Planning, with such approval evidenced in
writing on the plat and signed by the City Clerk.
2) Except with respect to property which is platted as an official
subdivision (or part thereof), no building permit or certificate of
occupancy shall be issued for construction of any new principal
building or'no act which changes the use of any building shall be
permitted until the subdivision plat is filed and recorded in the City of
Fort Collins.
B. The subdivision plat is in compliance with Section 3.3.1(B) Lots in that:
1) Tract'W' contains access, utility, & drainage easements for the self -
storage facility. There is no minimum lot size requirement in the LMN
District. The tract has direct vehicular access to Waterglen Drive,
being a public street.
2) The general layout of lots & tracts, roads, driveways, utilities, drainage
facilities and other services on this property and surrounding properties
have been previously established with the Waterglen PUD
development plan.
C. The subdivision plat is in compliance with Section 3.3.1(C) Public Sites,
Reservations and Dedications in that:
1) An applicant shall be required to dedicate rights -of way (ROW) for
public streets, drainage easements and utility easements as needed to
serve the area being platted. The ROW for Waterglen Drive, the public
street adjacent to this development, was previously dedicated with the
Waterglen PUD subdivision plat; and, the drainage and utility
easements necessary to serve Tract 'W', the self -storage facility, will
be dedicated with the Replat of Tract'W' of the Waterglen PUD
subdivision plat, if approved and filed.
2) Reservation of sites for flood control, open space and other municipal
uses shall be made in accordance with the requirements of this Land
Use Code, and generally, the City Code.
5. Findings of Fact/Conclusion:
A. The Replat of Tract'W' of the Waterglen PUD meets the procedural
requirements located in Division 2.1 - General Procedural Requirements,
Division 2.2 - Common Development Review Procedures for Development

COMMENTS:
1. Background:
The surrounding zoning and land uses are as follows:
N: E; vacant, undeveloped land
S: LMN; existing single family residential (Waterglen PUD)
W: LMN; existing single family residential (Waterglen PUD)
E: I; existing interstate highway (1-25) and industrial use
This property was annexed into the City as the Vine Business Park Annexation in
October, 1987.
The subject property was originally platted as Tract'W' of the Waterglen PUD
final development plan that was approved by the Planning and Zoning Board in
October, 1994 for a self -storage facility on approximately 4 acres.
2. Purpose of the Subdivision:
The primary purpose for the replatting of Tract 'W' of the Waterglen PUD is to
reconfigure the layout of the approved self -storage facility on the property. The
number of self -storage buildings and units will remain the same.
Staff has determined that there is no detriment to the development plan
associated with the replatting of the property.
3. Article 2 - Administration:
The Replat of Tract'W' of the Waterglen PUD complies with the applicable
requirements of the LUC, specifically the procedural requirements located in
Division 2.1 - General Procedural Requirements, Division 2.2 - Common
Development Review Procedures for Development Applications, and Section 2.4
- Project Development Plan located in Article 2 - Administration.
4. Article 3 - General Development Standards:
The Replat of Tract'W' of the Waterglen PUD complies with the applicable
requirements of the LUC, specifically the plat requirements located in Section
3.3.1 - Plat Standards located in Article 3 - General Development Standards.
A. The subdivision plat is in compliance with Section 3.3.1(A) General

PROJECT DESCRIPTION:
This is a request to replat Tract'W' of the Waterglen PUD, being the previously
approved Waterglen Self -Storage site. The property is 3.4 acres in size and is on
the east side of Waterglen Drive, north of East vine Drive, and west of Interstate
25. It is in the LMN — Low Density Mixed Use Neighborhood Zoning District.
RECOMMENDATION: Approval
EXECUTIVE SUMMARY:
This is a request to replat Tract'W' of the Waterglen PUD, being the self -storage
facility in an approved predominantly single family & multi -family residential
development. It complies with the applicable requirements of the Land Use Code
L( UC), specifically the procedural requirements located in Division 2.1 - General
Procedural Requirements, Division 2.2 - Common Development Review
Procedures for Development Applications, and Division 2.4 - Project
Development Plan located in Article 2 - Administration; and Section 3.3.1 - Plat
Standards located in Article 3 - General Development Standards.
