College Ave Fort Collins, CO 80524 RE: Waterglen Self Storage Dear Mr. Olt, I am writing this letter to request a 1 year extension to the Development Agreement/Final Plans for the Waterglen Self Storage Facility Replat PDP #71-93D. The project was purchased in May 2009, and the current ownership is actively moving forward and wishes to begin construction and completion of the project. At this time the ownership is in the process of seeking financing for the construction. Due to the current economic conditions, the financing process is moving very slow, and additional time is required to secure the monies necessary to begin construction. The project is located within the Waterglen Subdivision, and is zoned L-M-N. The project is an approved use within this zone district, with Planning and Zoning Board approval. All other improvements of the Waterglen Subdivision have been completed. The improvements required for completion of this particular project are all site specific, including water service, sanitary sewer service, fire hydrants, and gas and electrical services. The curb -cut into the site has been completed. All the proposed improvements associated with this project are in compliance with the current Land Use Code standards for Divisions 3 and 4. Since our approval last year for a one year extension to March 15, 2010, the property and project have been purchased, and the new owners are looking forward to proceeding, and getting the project completed. We would appreciate your consideration of this request for an additional one year extension to March 15, 2011 and understanding that the financing required is a more lengthy and difficult process than years past. The owners are hopeful that financing will be completed in a timely manner, allowing them to proceed forward. They are very excited to have their new project built and it will be a great benefit for the Waterglen Subdivision to have this last piece of the neighborhood completed.
