[6/1/09] The applicant indicates the upper floor will be "habitable space". If this means
there will be a dwelling (any cooking facilities), by City ordinance there
must be a separate electric meter. If this is the case, please coordinate
service location and development charges with Light & Power Engineering
at 221-6700.
Response: With these plans, there is no provision for any cooking facilities in
the upper floor (habitable space). Therefore, there is no need to
provide a separate electrical meter.

[6/19/09] Please add some proposed spot elevations as discussed in the Wednesday
meeting. Also, please add the F.F elevation of the garage. This
information should show how flows will travel around the garage and how
flows will stay on the property until they reach the alley while not flowing
onto the neighbor to the west.
Response: Please see Sheet PDP-1. Frederick Land Surveying, Inc, has been
contracted by the Owner to identify the existing locations of the
grades as shown on this sheet. The information gathered by them
has been transferred to this sheet to identify the elevations as they
exist and the location where they occur. Other proposed elevations
have been provided on the sheet and shall be reviewed by the same
surveying company prior to construction. Please see Flagnote # 5 on
Sheet PDP-1 that identifies the same.
I trust these answers are in conformance and satisfy the comments received. If
all are found to be acceptable, is it now possible to schedule this project for the
next available hearing?

Response: Attached with this resubmittal is a completed TDRF application for
the ROW dedication. Please see the Right -of -Way Exhibit and legal
description that has been provided on Sheet PDP-1. As mentioned,
please review this exhibit and submit to counsel for their review.
Should all be found to be acceptable, please then forward the
necessary dedication statement.

[6/1/09] The electric service to the house is underground from the alley and likely in the
location of the proposed garage. The electric service cannot be under the
garage. To have the location of this service marked, please call the One -
Call locating service at 811. Relocation of this service will be by Light &
Power personnel at the expense of the owner. The pole with overhead
lines at the alley is owned by Qwest telephone. Relocation of this pole will
need to be coordinated with Qwest.

[6/16/09] Please resubmit all plan sets in the engineering scale and show all existing
features within 150' of the property (we want to see full street row widths,
driveways, sidewalks). Dimension/show all existing row, utility easements,
etc as required by LCUASS. A utility plan set is required in addition to the
site and landscape plans. Please see Appendix E4 for the required
information that must be show on a utility plan set (complete and turn in
with next submittal) as well as the Larimer County Urban Area Street
Standards.
"Update - it was determined at staff that we will use the Landscape plans to function as
a utility plan set, however, the landscape plans will need to provide the
same information that a utility plan set requires. I will send you the
appropriate notes to place on the landscape plans in lieu of the full
General and Construction notes in the LCUASS appendix. You will still
need to add all of the construction details but I'll tell you which ones to add
in Final Compliance. Right now we'll concentrate on getting you to the
hearing. :)
Response: The General and Construction notes that I received from Susan Joy
have been added to Sheet PDP-1. Specifically, please see General
Notes 11 and 12 that were provided and are now included on the
drawing. Upon my review off the City Standard drawings and details,
I do not feel that any are pertinent or required for this submittal as
the work involved for this project is all within the inner boundaries of
the Owner's lot line. The new construction areas will abut to the
existing adjoining conditions.

[6/16/091 This development is required to dedicate 8' of right of way along Shields St.
This is less than the total of 51' of row from centerline of Shields for the
ultimate improvements but enough to add the planned bike lanes in the
future. This way you can have the house and the carriage house as
proposed until such time the road does get widened out in the future
(which could be several years). Please complete a TDRF application for
the row dedication and submit a legal description and exhibit for the area

in order that the entire site and surrounding context can be
illustrated. The ROW's surrounding the site have also been included.

Response: There are no existing trees to be removed; however, there are some
shrubs and some existing fencing that will need to be removed.

where this work will be necessary. Please see Flagnote # 8 on the
same Sheet that identifies the approximate size and condition of the
existing tree to remain.

Response: With the help of Mr. Timothy Wilder, the Vicinity Map has been
replaced with an image that / have received from him. Although not
labeled, the surrounding zoning in the area is the same as noted in
the Project Information Table on Sheet PDP-1.

[6/19/09] Just to clarify plan requirements. You may try to keep all information on a
Site/Landscape/Utility Plan or you may split it up into separate Site and
Landscape/Utility Plans. You can email Susan Joy or myself to get
comments if plans are too crowded or will work.
Response: I understand. Since this is such a small project, I have tried to keep
the number of sheets submitted to a minimum.

[6/10/09] Include new and existing impervious surface s.f. in Project Information Table.
Response: Approximately 2,470 square feet of the existing site contains
impervious areas. The area within the proposed 2-car garage is
currently gravel and is pervious. The new area that will become
impervious is shown both on the right hand side of the Site Plan and
in the Project Information block on Sheet PDP-1. The total combined
area of the site then that will be impervious is approximately 3,498
square feet.
