Re: Richard's Lake North/Water's Edge
It has come to my attention that the Water's Edge development slated
for the North portion of the Richard's Lake property is going to be submitted
to the City for formal review in the next few weeks. Since the City does not
provide any prior notification of a development proposal, I am contacting
you now. It is my understanding that the proposed development plan has not
changed significantly since the neighborhood meeting on September 29,
2005. If this is the case, then the legitimate concerns of our neighborhood
have not been addressed.
I have enclosed a copy of a letter I sent to you on July 22, 2005,
addressing this same potential development. I will not rehash everything
from that prior correspondence. Suffice to say, the primary problem lies in
how the City has zoned the property immediately adjacent to Serramonte
Highlands. In regards to Water's Edge, the City has zoned the property
immediately adjacent to Hearthfire, a City development, as Urban Estate. As
I understand it, this provides for two units per acre, not including open
space. Inexplicably, the City has zoned the property adjacent to Serramonte
Highlands as LMN, providing for a minimum of five units per acre. As you
are well aware, the lot sizes in Serramonte Highlands are approximately two
and a half acres. The neighborhood has a very rural feel to it. The City's
zoning in the land adjacent to Serramonte Highlands is completely
inconsistent with the characteristics of our neighborhood.
I am again requesting that you use all legal means in your position as
City Planner*to pursue a change or modification in the current zoning in the
