Box 580 Fort Collins, Colorado, 80522-0580 Subject: Richards Lake North Development Dear Mr. Ott, The Richards Lake North Development, known as "Water's Edge", we understand will be coming to the attention of the City Planning Department this Spring. We have reviewed the tentative plans for this development with the developer and have not been able to resolve certain problems we perceive with our own Serramonte Highlands Subdivision, which is directly north and adjacent to Water's Edge. Our specific concern is that the current planning density for this area appears to allow 5 units per acre and does not make allowance for a transition area between this proposed development and Serramonte Highlands, which has one home on 2.5 up to 5 acres per unit. As you may know, the most recent Hearthfire development which borders Serramonte Highlands to the west side, made just such a transition area between that development and our own. We want the same kind of transition area to be allowed on our south side. Please let us know when the Planning Department will take up this issue so our Serramonte homeowners can make plans to be at the meetings and make their wishes known in person.
