I also am a frequent patron at the gas station. do not want a 7-11 in the neighborhood; there already is a convenience store right next door to the gas station that just opened a few years ago; why would 7 —11 want to locate next to a competitor (unless they will be bought out too —this was not mentioned in your letter)? If I'm not mistaken, which I may be, but a 7-11 was in the location of the current convenience store several years ago and they closed. The owner(s) of the U Pump It station are very nice as are their employees and is a neighborly entity; I want to keep it that way. In addition to this, the occupation of a 7-11 will put people out of a job. U Pump It just recently has seen an increase in business because they now take credit and debit cards; it is almost always busy and their gas prices are reasonable — this should not be taken away from us or the owner(s). Less and less we are seeing family/partnered businesses because 'corporate' businesses are pushing them out of business and 'taking over' the markets. Please do not let this happen to this business or our neighborhood. Collins, Co 80521 Dear Ms. Levingston, ]I 00 � T M ANii16t012 D I am writing about the proposed demolition of the U-Pump-It at the southeast corner of S. Overland and W. Prospect. There are several reasons why I'm opposed to this project and why I feel it would not benefit the neighborhood. The existing business at that location has been there since the 70's and offers no -frills, low-priced gasoline to a large number of people in the neighborhood and beyond. And there is an existing convenience store next door that would more than likely be put out of business by a 7-Eleven. If this proposal passed, two locally owned businesses would be gone, and we would have yet one more chain store in our city. I hope that that you as a City Planner will work to save two local businesses that have benefitted our neighborhood and the community as a whole. That is why I was so disappointed to receive your letter regarding the U-Pump-It. Many people enjoy the great gas prices known nation wide, but it is also increasingly hard to find local business. This sight plan would not only put the gas station out of business but it would appear they are purposely trying to put the store next door out of business which would cause more jobs lost then gained. It also appears to me the new building proposal might be a way to skate around the sign height requirement by putting the building on the corner. It essentially makes it a giant sign blocking our reason for being here, the beautiful Horsetooth and mountain views. This also sets up citizens for a potentially more dangerous blind corner. Not only do the citizens not want a large corporation taking over our local gas station but I'm sure there will be costs to the tax payer moving sewer and electric to accommodate the proposal. If this goes through it will put out a west side Fort Collins decades old icon and replace it with a big ugly box of corporate dominance. After careful review of the proposal by 7-11, 1 disagree whole-heartedly with their plans to demolish an already established business just to further their corporation overtake. Firstly, the 7-11 plans to demolish a convenience store to build their convenience store. This seems unnecessary. Not only would they be demolishing one convenience store to replace a convenience store, but there is another convenience store next door! Secondly, the best thing about the store already at 3045 West Prospect is that they sell gasoline. The 7-11's plans will do away with the gas pumps and any draw for a store on the corner. The U-Pump-It offers the public low priced gasoline in a small business, privately owned location. Thirdly, I believe that 7-11 would intentionally put pressure on the convenience store next door to it, causing it to also close it's doors. That would mean the 7-11 corporation would close two established businesses in Fort Collins, costing dozens of people their jobs. It is my sincere wish that the city of Fort Collins continue on it's quest to preserve and encourage small business growth and prosperity and stop the proposed building of 7-11. I was wondering what was going up in that area, and now I know, and I think it STINKS!!! 7-11 has to be stopped on opening or replacing local gas stations and this well put the "C-Store" out of business for sure! What are you thinking? We don't want or need this money hungry corporation to take over a localized gas station that has been serving the public for years! The C-Store is very popular convince store for tons of people that live in that area, 7-11 means greed, means high gas prices and higher food prices! There is no need for 7-11 to even be there at all, it makes no sense what so ever! Please take all these NO letters to heart when you make your decision and realize if you make the wrong choice, it would take out one less local business in fort collins, and I know that is NOT what this city is about! We support Local business and that is what U-PUMP IT and C-Store is all about! If you recall we had a 7-11 before the C-Store and that business went under in the past, so don't repeat the same fate. I talked to some of the workers at U-PUMP it and they don't want this to even take place, it would be devastating for the neighborhoods and for the people that live over there. We don't need another greedy gas station going up there anyways! We got enough 7-11's in town, way to many! So please have a heart and feel our pain, feel our concerns, see for yourself on what this would do to people around there that depend on U-PUMP It! It would also put a lot of people out on the street with no jobs at all! Now I know you don't want that to happen do you? I have worked at the Foothills Campus for the last 15 years, and lived in the area the past 6 years. 7-11 did have a store at the location some time back then closed down for no apparent reason, now you want to let them reopen there again?! Pushing out locally businesses that do their part in providing a good service for the area and help keep the local economy growing is just wrong! The neighborhood I live in is less than safe and gangs seem to be growing in the area faster than ever with fences being tagged on a weekly basis, it isn't perfect but it is reasonably affordable for me. I would hate to see another corporation move in and push out the local business just for profit forecast that will not keep the money locally. With the state of the nation's economy such as it is I would think Fort Collins would want to keep businesses local and help build our community. Taking over the U-Pump-it and closing down one of the cheapest gas stations in town would in turn place two 24 hour convenient stores on the same corner. Really this is not a very good business plan, why put your store right next to the competition unless you plan to put them out of business. This would also give gangs 2 places to hang out all night long and cause trouble. The C-store is locally managed by a female, and I have to say she seems to work very hard to have a thriving business. What type of message is this sending to her? U-Pump-It has been at the same location for as long as I remember and now you want to force him out of his business for a huge corporation. Why are you not trying to support the local businesses? I would be truly ashamed of our local leaders if they allow this to happen. Owning your own business is an American dream that seems to be pushed out by large corporations that only have the bottom dollar in mind. As I said before 7-11 has had a store at the location in the past why let them come in again and hurt our local business men and women. I would have to say the last thing our town needs is another convenient store, as you drive around town there seems to be one in every block. I would be truly disappointed if the city passes this proposal. Start standing behind our local businesses and keep the large corporations from taking money out of Colorado. A few days later I'm still almost speechless. To think that the city of Ft Collins would even think of forcing out a small business, and a thriving one as well, is sickening. Small business is what makes your economy boom and the city is thinking of taking yet another one away. U-Pump-it has been there for years, always busy, and the present owner is always friendly and just a joy to do business with. Are you still wanting to replace that with a store where at best the employees might not snarl at you when you frequent their business. And I might add, if you allow it to become a 7-11 1 will NEVER go into the place. Let me digress a bit. I've lived in this town for 45 years. A nice little town of about 20,000 when I came. It, of course, has grown since that time to what it has become now. A town that has lost friendly people is what it's become and quite frankly most people in town could care less about anyone. About 15 to 20 years ago, seeming overnight, the town turned from a fairly nice town to a bunch of savages. And that's trying to put it nicely. Why is that you ask? To many east coast type of attitudes are moving in. And Fort Collins will continue on it's downward spiral if the city father's and Mother's allow it to continue. Keep the big corporations out, promote small business, make it easier for small business to thrive, and make it harder for big business to set up shop in Fort Collins, and one day this downward spiral might reverse course and maybe, just maybe we might have a nice town again. The gas station currently at that location serves the west side of Fort Collins with very reasonable gasoline prices and has been doing so for at least two decades. ABC News recently highlighted that particular station as having the lowest priced gasoline in the COUNTRY. Aside from the direct loss to the community, replacing the gas station with a convenience store would also put a small, independent business man out of business. Additionally, there is already a convenience store virtually sharing the parking lot with the proposed 7-11 site. How does it serve the community to have two convenience stores side by side, while removing the gas station? The next nearest gas station is two miles away. As proposed, 7-11 would demolish the existing structure and build a new one. It seems to me that if 7-11 wants to build a store, there are plenty of other vacant sites more suited to this purpose, without destroying the viable business that already exists at that spot. It would be much more difficult to "relocate" a gas station, than to build a new "brick cube" somewhere else. In the meantime, the west side community is deprived of a gasoline outlet. While the Land Use Code does not specifically prohibit such an arrangement, common sense in community planning and vision should guide the board in its decisions. The proposal does not serve the citizens, and in fact, will harm them in the long run. It just plain doesn't make sense for the community. Thank you for your consideration.
