On Thursday, June 16, 2011, at 4:00 p.m. in the Venti Conference Room at 281 North College
Avenue, Fort Collins, Colorado, a City of Fort Collins Hearing Officer will conduct' an
administrative public hearing regarding a Modification of Standards for a project in your area.
Please access the building by the public doors at the north or east ends of the building, adjacent
to Maple Street or North College Avenue.
The hearing is regarding a request for a "stand-alone" Modification of Standard to section
3.8.5(A), Small Animal Veterinary Clinic and Hospital Regulations, of the Land Use Code. The
project known as Advanced Animal Care Modification of Standards, MOD#11001, and is
located in the Industrial Zone District at 1530 Riverside Avenue.
The Land Use Code Section in question requires all small animal veterinary clinics to be
maintained within a completely enclosed, soundproof building. The Land Use Code standard is
intended to reduce or eliminate bothersome noise and odors noticeable to adjacent properties.
The applicant is requesting that the veterinary and ancillary portions of the facility be allowed
to have outdoor supervised dog yards. There are no exterior treatment areas, "dog runs",
kennels, pens, or cages proposed, and all dogs will be fully supervised.
The Hearing Officer considers your input regarding this matter as an important part of the
review process as a decision on the modification of standard will result from this public hearing.
The list of affected property owners for public hearings is derived from official records of the
Larimer County Assessor. Because of the lag time between home occupancy and record
keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending hearing so all pertinent
