College Ave 'Fort Collins, CO 80524 RE: Waterglen Self Storage Dear Mr. Dush, A Design Collaborative I am writingthis letter to request an extension to the Development Agreement for the Waterglen Self Storage Facility Replat PDP #71-931). Due to the current economic conditions, we would like to request an extension of 2 additional years so the improvements .can be completed as the market may be more favorable to the successful completion of this. project. The project is located within the Waterglen Subdivision, and is zoned L-M-N. The project is an approved use within this zone district, with Planning and Zoning Board approval. All other improvements of the Waterglen Subdivision have been completed. The improvements required for completion of this particular project are all site specific, including water service, sanitary sewer service, fire hydrants, and gas and electrical services. The curb -cut into the site has been completed. All the proposed improvements associated with this project are in compliance with the current Land Use Code standards_ for Divisions and 4. The project was originally purchased by the owner to be developed as a family venture. - Since this time; circumstances have changed, and the owner is no longer able to complete the project as planned. The current owner has invested in -market research, and improvement of the architectural design elements for the project. It is the intent for the project to be sold to, and developed by someone with the expertise of owning and management in the Self Storage business. The owner has been aggressively marketing the property for sale,to, be completed as planned.
