Box 270852 Fort Collins, CO 80527 Re: The variance request for street width on Triangle Drive for Ridgewood Hills, Fourth Filing Dear Mr. Loonan, This letter is in response to your request for a variance to the Larimer County Urban Area Street Standards. The variance requested was a reduction of street width from 50 feet to 36 feet (and a reduction in street classification from collector to connector local) for the portion of Triangle Drive fronting the Ridgewood Hills Fourth Filing project. This variance has been denied. Triangle Drive has been designated on the approved Master Street Plan as a collector street. The question of compliance with the Master Street Plan is one that must be taken up by the Modification process under the Land Use Code. Section 3.6.1 of the Land Use Code states that "all development plans shall provide for or accommodate the streets and transportation facilities identified on the Master Street Plan that are associated with the development plan." City staff does not see that providing a connector street instead of a collector street will meet this provision of the Land Use Code. Staff did, however, agree that a compromise to the collector street standard in the following form would be acceptable in meeting this project's requirement to meet the Master Street Plan: the addition of parallel parking bays along, Triangle Drive. Sidewalks could be attached (with a width of 6') where these bays are located and. detached (6) in their standard location where the bays are not present. The ROW to accommodate this would need to extend to the back of the walk. This additional space for parking would leave a wide enough section of pavement in the street for bikes and vehicles to meet the needs of a collector street, removing the need for a Modification. If the Developer of this project decides to pursue a Modification to the Land Use Code for constructing Triangle Drive as a connector local instead of a collector, it is important that they know that City Transportation staff would not support that Modification request.
